Englewood - Vice President Corporate Real Estate
POSITION SUMMARY:
The Vice President Corporate Real Estate will be responsible for site acquisition and disposition. Duties include site selection, lease negotiations and coordination of all related tasks. 50% of this position is International. Responsible for Facility Strategy, network optimization, location strategy site selection, and all negotiations within the Global deployment of Facility Operations. Must have International Experience within these competencies.DUTIES AND RESPONSIBILITIES:
Responsible for site selection based on specific corporate criteria, acquisition and disposition (lease, sublease, purchase, sale and sale leaseback). Responsible for conflict resolution and consensus building with all parties to transactions including landlords, brokers, attorneys and internal clients (both field and corporate). Must have Construction Facility Management
Responsible for completing document reviews and executing all required actions to complete transactions.
Responsible for the preparation of appropriate financial analysis for all transactions.QUALIFICATIONS:
Must have corporate real estate experience and experience negotiating and closing real estate transactions. Call center experience a plus.
International transaction experience required.
Experience working with third party vendors including brokers, attorneys, architects and engineers.
Experience with municipalities negotiating zoning variances and incentive packages a plus.
Strong negotiating skills necessary.
Must have ability to work independently be flexible and able to adjust to changing environment, while also being a creative problem solver.
Must have ability to manage many projects simultaneously and deliver projects in short time frames.
Understanding of construction and the impact on transaction economics.
Other skills necessary include outstanding interpersonal, communication and presentation skills, including the ability to comfortably interact with senior management and technical personnel.
Must also have strong organizational and analytical skills, and a thorough working knowledge of both Excel and Word.
National and International travel required 50-75%.
10 + years experience in Facility Strategy, network optimization, location strategy site selection, and all negotiations within the Global deployment of Facility Operations.
Bachelor's degree required and 10+ years corporate Construction Facility Management
