Reporting to the Real Estate Vice President, the Real Estate Administrator will be responsible for the lease administration, rental charges, taxes, insurance expenses and all other expenses related to the property management of CompUSA stores.

Additional duties will include:

Respond to and counsel staff accountants on rent, additional rent and audit inquiries for all open stores

Process payment of all corporate properties monthly rent stream and additional rent billings

Process payment of all closed store and subleased properties monthly rent and additional rent billings

In charge of paying the monthly rent, mortgage, taxes and insurance for every CompUSA store. Audits additional rent charges, insurance and taxes against prior year to ensure that no unknown costs have been added on. Resolves any discrepancies that arise during the audit.

Work with Landlords to resolve various issues that arise with buildings, lease compliance, and Estoppel Certificate review.

Manage lease renewal process such as; monitoring upcoming lease expirations and renewal notice dates with VP of Real Estate, forward renewal terms to Finance for preparation of financial analysis for LAP submittal, preparation of LAP and circulation to all executive management parties, preparation of notice of lease renewal letters and correspondence.

Perform monthly maintenance of Site Seer database system and installation of system upgrades

Work with Director of Construction with new store signage, banners and removal of closed store signs

Administers sub-leases of space, figures year-end operation expenses for sub-leases, and prepares year-end operating reconciliation for sub-leases.Job Requirements
Qualified candidates will possess the following:

Associate’s Degree in Real Estate, Construction, or related field

3-4 years of directly related experience in commercial construction and/or architectural construction.

Knowledge of Microsoft Office Software.

Strong knowledge of commercial real estate practices, laws and lease administration.

Ability to communicate effectively, both verbally and in writing.

Interpersonal skills necessary to effectively interface with all levels of personnel and work in a team environment.

Considerable organization skills as well as proficiency in written and oral communications are required.

This position is located in North Dallas off Beltline and the Tollway.
