Property Manager

·Achieve Business Plan cash flow.
·Achieve occupancy, revenue and “product mix” objectives leading to planned revenues by instituting and participating in marketing and promotional programs. Personally participate in leasing activities to maintain maximum staff motivation and a consistent contact with the “public”.
·Maintain constant awareness of the status of each dwelling unit (condition, lease status, etc.) using weekly “Income Producing Unit Projection” and other reports and inventory control programs.
·Collect rent to 2% or less of current monthly billings by instituting and participating in collection programs for assigned property.
·Establish and personally participate in a property lease renewal program that provides for personal contact with renewing residents.
·Use commitment control ledger and salary reports to insure that no line item of “controllable expense” is exceeded on a monthly basis.
·Supervise and improve property organization for maximum cost effective staff to achieve revenue and cost objectives.
·Frequently review community asset status through inspection of common areas; units in process of make ready and inspection of occupied units.
·Develop and participate in programs to insure furtherance of community image including amenity programs, community newsletters, community activities and organizations, etc.
·Monitor and control timely and accurate submission of property and corporate reports.
·Monitor and control vendor performance, processing of accounts payable (related to commitment ledger, above).
REQUIREMENTS
·Undergraduate degree (BBA or BS) in Business, or equivalent experience
·5 plus years experience in apartment property management
·Technical skills (i.e., Microsoft Office, Word, Excel, PowerPoint, etc.)
·Outstanding communication skills-both written and verbal
·Excellent interpersonal skills
·Strong understanding of the budgeting process
·Strong leadership skills
·Strong sales & marketing skills
·Strong work ethic
