Property Manager

FPC, a national property management company with 5,000 units in 9 states, is seeking a Property Manager for one of our exciting Section 42 apartment communities in Las Vegas, Nevada.Closely monitor and achieve budgeted financial performance benchmarks including Income, NOI, Expenses and Collections.
Prepare and review various reports including payables, delinquencies, daily occupancy, market surveys, state compliance reports, etc.
Establish and monitor marketing programs to promote high occupancy levels.
Assist with the development of annual operating and capital improvement budgets.
Recruit, train and develop all site level personnel.
Conduct regular site inspections of common areas, vacant units and occupied units.
Participate and monitor all leasing efforts.
Solicit and review vendor contracts for outside maintenance services.
Approve all invoices and process for payment.
Process, review and maintain all Section 42 applicant files to ensure 100% compliance with company and state requirements.
Maintain Rent Roll 2000 to ensure resident records are up to date and accurate.
Responsible for rent collections and court evictions.

REQUIREMENTS
At least 3+ years of property management experience and strong working knowledge of Section 42 guidelines.
ARM or HCCP designation preferred.
Strong written and verbal communications skills with the ability to communicate with all levels of the organization and public.
Proficiency with MS Office, Outlook and Rent Roll 2000.
Solid, verifiable references of past performance.
Prior experience and/or ability to participate in community based programs (i.e.; Neighborhood Watch) and work with local law enforcement, community government, and outside agencies to improve and enhance the property
