POSITION SUMMARY:
This position reports to the Director of Construction and will assist the Construction Project Managers on various new and remodel construction projects.
ESSENTIAL JOB FUNCTIONS:
Project Cost Accounting:
•Check requests, Payment requests, Invoice Coding, routing signatures, AP routing, AS400 Entry, Files (hard copy file maintain), AIA Contract Draws, lien releases, Contract Change Orders, Project Close out tracking (35/45 days after opening) , Vendor setup if new, Set up new unit project numbers, Close withdrawn projects, & Update development report with current costs to date.
BID Documents:
•Prepare Bid Manual per input provided by P.M., GC List, Spec Cover sheet, bid manual, addendum, package and send to CR.
Bonds: When applicable.
Contracts:•AIA General Contracts (Pre-Job Packages – daily logs, equipment vendor list etc.), Sub Contract Agreements, Consulting Agreements & Contract Invoice Tracking.
Notices:
•Start Notices (New and Remodel – internal), Completion Notices (internal), Preliminary Notices (legal), County Notice of Completion (legal) & Business License.
Utility Set up:•Permanent power, gas and water set up, installation dates, billing info., & AQMD Applications & Payment.
New Store Follow Up:
•Weekly tracking of progress – follow up on Project Logs, Dates, Utilities, etc..
Warranty Issues:•Receive phone calls, contract contractor, & log and follow up until completion.
Miscellaneous:
•Schedules (Remodel schedules, GB Conversion, Individual schedule reminders), UCR’s, P-card processing (signature routing), Travel Requests, Copies, Transmittals and mailings, & Coordinate La Salsa Liquor License.EXPERIENCE:
Must have experience as a Construction Coordinator with experience in construction and understand construction terminology. Knowledge of AIA Contracts, proficient in Microsoft Office Suite and Good communication skills are also needed.
