Apartment Maintenance Supervisor and Assistant Maintenance

APARTMENT MAINTENANCE SUPERVISOR:

PRIMARY FUNCTION

Supervises and contributes to all maintenance of the community ensuring optimal expense control.

2.ESSENTIAL DUTIES AND RESPONSIBILITIES

·Coordinates service and janitorial staff into a priority work schedule.
·Ensures the completion of all non-emergency service requests.
·Inspects community continuously, recording and correcting deficiencies.
·Orders necessary supplies and parts within budgetary guidelines.
·Restricts overtime.
·Performs all general and routine maintenance in the community.
·Oversees keys control
·Monitors vendor performance and ensures compliance with JPI guidelines
·Conducts monthly Preventative Maintenance Schedule
·Conducts Monthly & Quarterly Safety Meetings and monitors direct reports’ adherence to JPI safety guidelines
·Manages make-ready timeline per regional guidelines, keeping down time to a minimum
·Monitors, minimizes, and manages maintenance personnel overtime
·Keeps Emergency Response Plan updated and current to ensure optimal execution and implementation when necessary

3.NON-ESSENTIAL DUTIES AND RESPONSIBILITIES

·Strives to perform maintenance duties in most cost-effective manner.
·Ensures notification is left in an apartment unit each time a service is performed.
·Maintains a service-oriented environment by exhibiting a professional appearance and attitude.
·Participates in CMP compliance process with direct reports, if any
Must be HVAC certified in accordance with Federal Laws & Requirements.

Must be certified in Pool Maintenance in accordance with local or state guidelines


(ASSISTANT MAINTENANCE):

PRIMARY FUNCTION

To provide assistance by performing general maintenance duties.

ESSENTIAL DUTIES AND RESPONSIBILITIES

·Replaces filters and cleans air conditioning vents in vacant apartments and occupied units, on an as-needed basis.
·Assists maintenance staff with service requests.
·Handles “on call” duties whenever needed.
·Replaces breezeway light bulbs as needed.
·Assists with apartment make-readies.

3.NON-ESSENTIAL DUTIES AND RESPONSIBILITIES

·Assists in the distribution of flyers and other material.
·Assists in picking up litter.
REQUIREMENTS
HVAC preferred. General knowledge of maintenance required.
