Leasing Specialist

This is a 20 hours per week position. Handle every phase of the leasing process, maintain exceptional customer service with prospects and residents, and market the property in order to meet occupancy goals. Duties include:





Prepare the day for guests (office and show units presentable, retrieve messages. Prepare materials) before the office opens.








Serve residents by writing service requests, completing service call backs, and misc. follow through on special requests








Marketing: Design campaigns to generate activity, cold call businesses in order to get leads, and decorate units to become show units.








Promotion: Attend social events and represent the property in a way that brings credibility to the site and the staff.








Rent with an acceptable closing ratio and be a part of the team effort for achieving property goals.








Renew (in person and through written correspondence) while negotiating the highest increase possible.








Pursue notice turnarounds by calling and visiting residents planning on moving and counsel in order to reverse their decision. Persistent creativity and documentation required daily.
Daily administrative functions: Applications verified in a timely manner, promotional paperwork prepared, move in and renewal paperwork prepared, computer updated, internet leads worked, guest cards called back, submitting service requests, updating the communications journal, data entry, and thank you notes written.
Weekly administrative functions: Walk and inspect future move-ins 48 hours prior to the move in, contact and schedule move in appointments, complete zone inspections, phone or visit properties to update market comp, and filing.
Monthly administrative functions: Marketing call sheets updated and submitted, ad book updated and analyzed, goal charts prepared in conjunction with the marketing plan, and time sheets and commission sheets prepared accurately throughout the month.

Education:
High school diploma or GED equivalent. Successful completion of college or real estate related supplemental courses preferred.






Experience:
One year experience in a customer service or sales position. Sales experience with a proven track record.






Abilities:
Introductory knowledge of Excel, Word, and Outlook.




Ability to operate required technological systems that run the property, including multiple incoming phone lines.




Articulate information seeker, organized, customer oriented, persuasive, enthusiastic, team player, and goal oriented.




Ability to inspect the property, amenities, and show units located throughout multi level buildings.




Stamina for fast paced working environment.




Personal grooming, dress, and appearance in keeping with normal expectations for a professional business setting.
