Regional Director of Marketing
The location of this position will be Chicago, Cincinnati, Omaha, or Atlanta; it will depend on the candidate hired for the position.
Supports Mercy Services Corporation (MSC) regional leadership in developing and implementing marketing strategies to achieve regional property occupancy goals primarily focused on tax credit properties. Responsibilities include developing marketing campaigns and programs targeting qualified renters for all property income set-asides. Will work with division management, communications, and other marketing regional staff to develop short and long range plans and best practices. All projects must be managed with the ultimate goal of increasing traffic and achieving operating income for properties. The Marketing Director will work closely with a team of creative professionals to ensure superior product delivery.
*Extensive travel is required to multiple sites in Chicago, Cincinnati, the Midwest, and Georgia.
Duties include:1. Participates either directly or through delegation on Regional Development Teams on marketing issues related to acquisition, project design, and property management that can be identified in pre-development and construction. Makes recommendations to Reg VP for Property Operations regarding Requests for Project Approval (RPAs).2. Consults with and advise Regional Development Teams, Regional Property Managers, and National Office regarding marketing plans and budgets.
3. Performs direct outreach to community organizations, as appropriate and necessary.
4. In consultation with regional leadership, recommends and develops creative concepts and marketing campaigns designed to meet portfolio and property objectives.5. Analyzes markets against relevant regulatory income limits in order to develop effective marketing strategies to support each assigned property's budgeted occupancy goals.
6. Works closely with the appropriate Regional Development Corporation (RDC) personnel to ensure a coordinated and cohesive approach to Mercy's presence in each region.
7. Trains and mentors property operations staff as appropriate to develop their core marketing skills, as requested. Works with training department to develop and provide regional training opportunities for staff as needed and coordinate training resources with other regions as appropriate.8. Reviews and stays abreast of current industry trends for affordable housing and its place in each relevant market.
9. Works with MSC and other regional leaders to develop marketing plans for soft markets that are not meeting budgeted objectives.
10. Develops and implements appropriate marketing policies and procedures congruent with the strategic direction and plans of MSC and Mercy Housing at large.
11. Represents Mercy in a professional manner at all times. Consistently maintains a professional courteous attitude when dealing with residents, coworkers, and the general public.
12. Develops contracts and agreements with vendors to support property marketing efforts, as appropriate and necessary.
13. Remains current on local, state, and federal issues related to the affordable housing industry and disseminates the information accordingly in an efficient manner.
14. Travels to and visits regional offices and property sites as necessary and/or requested by the Reg. VP for Property Operations, in order to assess/address marketing-related issues.
15. Actively participates on property workout teams in turning troubled properties through marketing efforts, as appropriate and necessary.Job RequirementsTravel Percentage: 0%Education: Bachelor's degree in marketing, communications, or other appropriate discipline desired.Experience: Minimum five years of progressive marketing experience, preferably in a real estate environment. Familiarity with local market conditions. Working knowledge of applicable local and federal housing laws including Fair Housing and Landlord Tenant laws. Experience working in a large, mission-driven organization preferred. Comprehensive knowledge of affordable housing programs and funding mechanisms including HUD, Low Income Tax Credits, Rural Housing, and Tax Exempt Bonds preferred.Abilities:Ability to influence at all levels and effectively and objectively communicate and work with internal and external customers.Ability to speak and write clearly and concisely and understand the populations served in Mercy Housing communities.
Demonstrated ability to relate well to people from diverse backgrounds.
Ability to design, implement, and evaluate marketing programs for properties with multiple funding sources and regulatory requirements.
Ability to analyze markets and recommend strategies.
Work collaboratively as part of numerous teams and committees.
Possession of or ability to obtain a valid driver's license at time of appointment.
