Westfield has more than 43 years of experience in the shopping center business and employs in excess of 4,000 staff worldwide.MAJOR FUNCTION:Full time management position with responsibilities for overseeing the day-to-day operations of the mall tenant relations implementation of the specialty leasing program all contracts budgeting collections and expense control. Supervises security director maintenance supervisor or contractor.QUALIFICATIONS:â?˘A.A. B.A. or B.S. degree or equivalent.
â?˘Prior management or retail experience.
â?˘Excellent communication skills - verbal and written.
â?˘Thorough knowledge of the operations of a shopping center including conformance to budget standards and the day-to-day operation of maintenance security and housekeeping functions.
â?˘Ability to communicate effectively with tenants vendors employees and managers regarding center operations or personnel issues to ensure the smooth operation of the center.
â?˘Ability to work a rotating schedule during the hours the center is operating.
â?˘Ability to analyze budget numbers for conformance to budgetary guidelines.
â?˘Ability to monitor and develop subordinates to ensure the smooth operation of the center.
â?˘Must be able to inspect the property on a daily basis.
â?˘Must be able to cope with shifting priorities difficult situations and deadlines.
â?˘Must be able to respond to the property 7 days a week 24 hours an day to handle emergencies.
â?˘Must be highly organized.JOB RESPONSIBILITIES:â?˘Supervise and oversee the security housekeeping and maintenance managers including walk-throughs meetings and work orders.
â?˘Assist with the preparation of the annual budget.
â?˘Control expenses including negotiating contracts authorizing expenditures reviewing monthly profit and loss statement.
â?˘Maintain a responsive open-line of communication with the tenants including handling tenant complaints lease enforcement and preparation of amendments.
â?˘Responsible for contract services including negotiation renewals supervision and termination.
â?˘Assists with collections of monthly receivables as requested by the General Manager.
â?˘Inspects the interior/exterior of the building on a daily basis and follows up on any deficiencies noted.
â?˘Oversees secretarial work assigned to Receptionist
â?˘Liaison with tenant contractors.
â?˘Maintains liaison with various city departments on building and safety issues.â?˘Handles customer complaints.
â?˘Involvement with the surrounding community.
â?˘Attends weekly staff meeting.
