The Manager of Commerical and Retail Transactions is responsible for the process of acquisition, renewal and disposition of commercial and retail properties supporting EMBARQ's business model. The role includes direct supervisory responsibilities for 2-4 transaction professionals as well as developing and managing effective relationships with EMBARQ's real estate service providers/vendors. The Manager is responsible for the ongoing evaluation and improvement of the transaction process, including interfacing with other real estate team members, internal customers, and other transaction team member such as Legal and Risk Management. In addition to management responsibilities, the Manager will be responsible for participating in city level real estate strategy evaluations and directly evaluating and negotiating transactions. Key skills include proven effectiveness in managing people, managing real estate processes, managing/evaluating real estate service providers/vendors and acquisition and negotiation of real estate contract rights. Experience in negotiating interests in real property relating to Network or IT facilities would be a plus. This person is also responsible for the administration and renewal of existing real estate contracts and management of complex contracts through the use of EMBARQ's process and document management system. A successful candidate would have work experience in real estate and contract negotiations as well as knowledge of contract provisions. Legal or advanced degree, Real Estate professional certifications or designations, telecommunications knowledge and program management experience are also valued.
