MAINTENANCE TECHNICHIAN
Under the direction of the Director of Maintenance, the Maintenance Technician is required to maintain the mechanical functioning of the building and grounds; perform basic carpentry chores; respond to emergency mechanical situation (within licensing limitation) in the absence of the Director of Maintenance.

KNOWLEDGE AND SKILLS
1. Clean, well-groomed appearance.
2. Outgoing, friendly personality.
3. Able to coordinate multiple tasks.
4. Able to perform strenuous, physical labor.
5. Capable of and inclined toward simple carpentry, mechanical and plumbing tasks.
6. Must be sensitive to the needs of older adults.

Reports to:Director of Maintenance

DUTIES
1. Meets the job standards set by the immediate supervisor and department head, completing all assigned duties which may change from time to time according to resident needs, staffing levels and working circumstances.
2. Maintains the facility, interior and exterior, in good condition and appearance.
3. Maintains apartment safety for residents and assures that the facility is operational.
4. Adheres to the established policies and procedures.
5. Attends all appropriate in-service programs and meetings as required.
6. Works overtime as needed.
7. Performs other duties as assigned.
8. Maintain training and development of future Director of Maintenance.
9. Conduct continuing inspection of buildings and grounds to ensure compliance with OSHA, Fires and Safety laws and other regulatory requirements.
10. Performs other duties as assigned.
