Director of Maintenance

RESPONSIBLE FOR:

· Performs, manages, or supervises maintenance operations for exterior and interior facilities including electrical, refrigeration, plumbing, heating, cooling, structural, ground care, parking areas, and other maintenance work necessary to maintain the property in an optimum and efficient condition. Also, ensures the safety and comfort of the guests and employees

ESSENTIAL DUTIES AND RESPONSIBILITIES:

· Maintain all distribution systems for electricity, water, steam, gas, etc.

· Maintain buildings and grounds

· Monitor and coordinate the services performed by outside contractors in accordance to all contracts, leases, service agreements and warranties

· Keep all records pertaining to heat, light and power and costs of the facility

· Ensure timely response to requests for services by guests, employees, and management to include repair or replacement of all interior fixtures and furnishings

· Plan, implement and administer an effective preventive maintenance program in accordance with good engineering practices

· Plan, implement and administer an energy management program (i.e. maintain appropriate equipment operating logs; educate other operating departments in energy management, etc.)

· Assist in the preparation of capital expenditures and maintenance budgets, (i.e. select vendors and contractors that meet quality standards and pricing specifications, initiate purchase orders, maintain adequate inventory of parts, tools, and supplies, etc.)

· Train and supervise subordinates and assist in safety and emergency training for other employees

· Conduct continuing inspection of buildings and grounds to ensure compliance with OSHA, fire and safety laws

· Responsible to carry out all administrative functions pertaining to payroll, scheduling, hiring, and proper purchasing procedures


· Attends weekly management meetings

· Assists with other matters requested

SUPERVISORY RESPONSIBILITIES:

Directly supervises all employees in the Maintenance Department. Carries out supervisory responsibilities in accordance with the organization’s policies and applicable laws. Responsibilities include interviewing, hiring, and training employees; planning, assigning and directing work; appraising performance; rewarding and disciplining employees; addressing complaints and resolving problems.

QUALIFICATION REQUIREMENTS



EDUCATION and/or EXPERIENCE:

High School diploma or general education degree (GED) and mechanical or equivalent training in the following: refrigeration, boilers, plumbing, air conditioning, power or building construction; and one to two years related experience.

LANGUAGE SKILLS:

Ability to read and interpret documents such as safety rules, operating and maintenance instructions, and procedure manuals. Ability to write routine reports and correspondence; ability to speak effectively before groups of customers or employees of organization.
