Reports To: Director of Operations / Principal In ChargeJob Summary:Provide overall leadership to Superintendents on multiple projects, or to multiple Superintendents on large, complex projects. Responsibilities include overseeing all on-site field administration, supervision and technical management for construction operations, including direct supervision of assistants, foreman, subcontractors, and other construction related personnel. Also responsible for directing Superintendents in planning, coordination and execution of work on time, within budget, attaining or exceeding profit goals, maintaining a safe work place, promoting and enhancing client relationships and the company image. A General Superintendent is capable of delivering complex projects generally over $100 million to $750 million in contract value while leading and managing multiple Superintendents.
Responsibilities: Lead Field Mgt on assigned projects
Assist Preconstruction and Project Mgt to develop an initial project schedule and communicate sequence and schedule updates to all subcontractors and vendors.
Actively participate and/or lead post-bid, buyout, Owner/Architect/Contractor, coordination, lead team, subcontractor, staff, scheduling, and post-mortem meetings.
Develop, implement, maintain, and enforce a project specific quality assurance and workmanship program to include all subcontractors.
Participate with the Project Mgr in issuance of monthly progress report, monthly payment applications, anticipated cost report, and other financial cost reports.
In coordination with the Project Mgr develop general conditions budget, and thorough labor cost reporting to manage and control the budget.
Review and provide feedback on all major purchase orders and subcontracts, including cranes, hoists and major equipment.
Work closely with the Project Superintendent to ensure timely project completion through project scheduling, expediting of material deliveries and the management of material and document submittals/approvals.
Assist Project Superintendent to proactively identify and solve problems to minimize risk. Assist Project Superintendent in developing and executing a plan for monitoring the completion of punch list items and coordinate all required field inspections.
Act as a resource to provide technical assistance to all members of project team.
Understand and be able to articulate all Union agreements and assignments, where applicable.
Understand local labor requirements, availability and capability for self perform work.
Drive Incident and Injury Free Philosophy throughout all projects
Develop, implement, maintain, and enforce a project site specific safety program in accordance with Policies and Processes, local, state, and federal laws to include all subcontractors.
Actively participate in implementation of Incident & Injury Free training on all projects.
Administer Construction Contracts
Has a general working knowledge of all contracts with Owners, and all other applicable project related documents
Perform a qualitative review of all contract documents for potential conflicts or interpretation issues to mitigate risk.
Review with Project Superintendent all trade contractor’s means and methods in accordance with project contract documents.
Talent Management/Developing Talent
Perform or provide input for Personal Performance Management (PPM) process for all direct reports and other staff as requested by PIC or Director(s) of Operations.
Coordinates with the PIC in the sharing of resources (Bovis Lend Lease salaried and hourly staff) between projects.
Client, Subcontractor, and Vendor Relationship Management
Identify new work opportunities and inform Sales and Marketing of potential projects with current clients.
Promote the growth and development of client, subcontractor and vendor relationships.Attends Owner/Client meetings as required.
Maintain relationships and current working knowledge of major subcontractors and equipment vendors. REQUIREMENTS
Four year degree in an accredited construction related curriculum, (BSCE, BSCM, BSAE, etc.) or experience equivalent to a four year degree.
Ten (10) to fifteen (15) years of experience as a Sr. Superintendent, with a minimum of twenty (20) years experience in leading field operations.
Current OSHA 10-hour and 30-hour certifications.
Maintain current certifications for First Aid and CPR.
Proven ability to communicate, both written and oral, with clients, subcontractors and internal staff through effective interpersonal skills.
Demonstrated success in managing or potential to manage large, single construction projects/phases and multiple Superintendents.
Maintain a current License to Practice at all times.
