Director of Real Estate

Pacific Sunwear, also known as PacSun, is a rapidly growing and extremely successful specialty retailer of casual apparel, footwear and accessories designed to meet the lifestyle needs of active teens and young adults. Our corporate office is located in Anaheim and is equipped with a cafe, workout room with showers, basketball and volleyball court.Reports to: SVP Real EstatePOSITION PURPOSE: Responsible for a designated area to manage and direct real estate acquisitions, dispositions and associated activity relating to growth and modernization of Pacific Sunwear operating divisions.JOB RESPONSIBILITIES:Manage a designated region and research possibilities for new locations and negotiate deals. Within same geographic area, manage the operating stores to process lease renewals, termination rights and requests for rent relief for poor performing stores, as well as, negotiate closures. These transactions are managed so that the entire process is concluded successfully and in timeframes as established.Maintaining and/or establishing cross-organizational relationships with key personnel in both corporate and landlord’s offices including senior management, other personnel and field managers. Develop and maintain various retailing industry relations for the purpose of networking.Responsible personally, or through support staff, to prepare market studies, review and evaluate proforma P&L, as well as, other detailed analysis provided by finance department, prepare site presentation packages and present to senior management, prepare reports required to meet department standards and be available for special assignments.Maintain up-to-date and thorough notes detailing negotiations and conversations with regard to each individual transaction which may involve interaction with landlord representatives, Pacific Sunwear attorney, construction, field personnel, administrative support, and senior management. Also, maintain and keep up-to-date a file to support each transaction, as well as, all other necessary information received from corporate. Correspondence must be maintained through letter writing, memo writing or handling of e-mails.Attend conventions, landlord portfolio meetings, retailer group meetings, and other related industry functions. In addition to the performance of the job responsibilities, mentioned above, this position may be required to perform supportive functions, with the percentage of time performing each function to be solely determined by the supervisor based on the particular requirements of the operation.

Sitting for extended periods of time; dexterity of hands and fingers to operate a computer keyboard; reaching overhead, above the shoulders and horizontally, bending at the waist, and kneeling or crouching to retrieve files from cabinets and shelves; hearing and speaking to exchange information; seeing to read and assure accuracy of financial and records and reports; lifting light objects.Education/Experience:Bachelor’s degree in Business Administration or related field of study required. Individual must have been active in a position directly responsible for negotiating and leasing retail/commercial real estate as an employee or agent of an owner/landlord or a tenant for a period of not less than eight to ten (8-10) years. Individual should also have at least two (2) years of retail, finance, legal or relevant operations/field management experience.
