Acquisitions - Utility Transfers
collect all necessary utility-related info prior to purchase
contact utilities prior to purchase to get contact info, fax numbers, etc.
pull together any and all documentation required by the utilities in order to have services transferred on purchase date (this may include obtaining deposits or setting up surety bonds)
submit written requests to have services transferred on purchase date
follow up with utilities after purchase date to ensure services were transferred correctly Project Management - Cass/ista UEM
manage day-to-day relationship with Cass Information Systems and ista’s UEM Department, our two 3rd-party utility bill processing companies
review weekly/monthly reporting for accuracy
address property issues centered around utility bills and troubleshoot spikes and dips in utility expenses
train properties on Cass’ and ista’s website capabilities
gather necessary utility data from time-to-time for analysis purposes - this includes, but is not limited to, the gathering of utility data from financial statements, People Soft and reports off Cass’ and ista’s websites Tracking Phone, Cable, Laundry, and Antenna Income
manage handling of monthly/quarterly checks from vendors - includes distributing originals to Accounting, filing copies and hunting down missing checks
maintain “master” tracking spreadsheet where all check data is recorded
identify issues/problems with vendors throughout month/quarter and proactively work with vendors to resolve
communicate penetration %s to Operations every quarter
address property issues centered around BDS income inquiries Monthly Business Development Services Report
maintain report which tracks various utility reimbursement metrics - involves pulling together data from numerous sources Other
Reviewing various invoices each month
Assisting with periodic collection and auditing of property utility addendums
Assisting with resident billing and utility reimbursement issues
Assisting with the maintenance of a reimbursement opportunities database
Analyze month-end/quarter-end utility reimbursement and expense variances from financial statements

Weekends: NoPrerequisite List:The successful candidate will possess the following: Must possess a Bachelor's Degree in Business or Accounting.
2-3 years experience in a similar role preferred
solid analytical skills
excellent communication and organizational skills
The ability to take initiative and work successfully in a team.
Proficiency in Excel is required; knowledge of Access, Rent Roll, and People Soft, is a plus.
