Lease/Common Area Maintenance (CAM) Analyst

1. Understands and interprets CAM lease language. Identifies “gray areas’ in CAM language of leases that can have detrimental effects on profits. 2. Prepares CAM desk top audits. 3. Works with real estate legal team to develop improved lease language when necessary. 4. Maintains a thorough knowledge of the CAM provisions. 5. Works directly with other regions and teams to help develop regional expertise. 6. Resolves complex and day-to-day CAM issues as needed and directed by regional leadership. 7. Communicates results of audits and recommendations to executive and regional management 8. Implements collections and negotiations with landlords as needed and directed by regional leadership. 9. Assists with the entry of critical lease information into the lease database (approximately 20% of job). 10. Supports outside consultants for other lease audit projects on an as needed basis. 11. Performs other related duties as assigned.
REQUIREMENTS
1. Bachelor’s degree and 2-4 related experience and/or training; or equivalent combination of education and experience. 2. Ability to review, interpret, understand and analyze retail CAM lease language. 3. Ability to prepare, review, interpret, understand and analyze desk-top audits. 4. Understanding of financial practices and terminology. 5. Strong negotiation skills and ability to multi-task in an organized manner. 6. Strong analytical skills and attention to detail. 7. Strong command of Microsoft Excel and lease administration software (preferably Harbor Flex). 8. Excellent communication including written, verbal and listening skills. 9. Ability to read, analyze and interpret correspondence, journals/articles and legal documents. 10. Ability to write reports and business correspondence. 11. Ability to effectively present information and respond to questions in one-on-one and group situations involving leadership and/or Team Members. 12. Ability to add, subtract, multiply and divide in all units of measure; ability to calculate averages and percentages; ability to create and interpret graphs; ability to reconcile lease accounts. 13. Ability to define problems, collect data, establish facts and draw valid conclusions. 14. Ability to deal with a variety of variables in situations where only limited standardization exists. 15. Ability to interpret instructions furnished in written, oral, diagram, or schedule form. 16. Ability to not disclose confidential information. 17. Ability to work in a team environment. 18. Knowledge of Whole Foods Market and the ability to effectively represent the interests of the company.
