Oversees the day-to-day leases for the following locations: FedEx Kinkos Corporate Office, Division Offices, Region Offices and center locations. Each Lease Administrator will be responsible for an assigned portfolio of 250-300 leases, including sub-tenant billings and any special projects that may be required throughout the year.Minimum Qualifications and Requirements:Associates Degree or equivalent 3 5 years experience in retail/commercial lease administration or related business
Ability to interpret lease terminology
Strong math and organizational skills, as well as problem solving and attention to details
Proven negotiating skills required
Highly adaptable to various clerical routines requiring accuracy and a high degree of confidentiality
Excellent written and verbal communication skills
Experience in MS Word, Excel and Outlook required; PortfolioPath and PeopleSoft a plus
Must be able to work independently as well as a team player
For new hires, must meet all FXK employment qualifications in force at time of hiring, including successful passing of background check
For current FXK co-workers, must have received a Meets Standard or above on last performance appraisal
Must sign all required co-worker agreements
General Duties and Responsibilities:(This is a representative list of the general duties the position may be asked to perform and is not intended to be all-inclusive)Abstracting new leases, including determining rent commencement dates, renewal notification dates, and termination clauses
Update renewal, amendment, termination and assignment documents
Process year end reconciliations, new escrows, repair bills, utilities; re-bill sub-tenants for pro-rata share of same
Timely handling of Notice of Default documents
Process percentage rent payments when applicable to lease
Provide necessary information to outside auditors
Recover funds due FXK (cost savings/cost avoidance) through desktop audits of portfolio
Work with Operations Accounting on rent-related issues such as overpayment of expenses
Time Allocation:
Ex. 25%: Administration35%: Processing reconciliations, including desktop audits to recover funds
25%:Processing one-time payments
20%:Database maintenance, including updating dates and escrow payment information
15%:Abstracting new leases
5%:Re-bill subtenantsMinimum Attributes Required to Perform the Essential Functions of the Position:
