Lease Negotiator Job DescriptionSummary:Negotiate commercial leases for Dollar Tree based on deals as presented by Real Estate ManagersFacilitate smooth store openings by collaborating with construction, logistics, and property management to be sure the lease is completed accurately.Principal Duties and Responsibilities:1. Create draft leases based on Real Estate Manager’s deal OR respond to draft leases based on Real Estate Manager’s deal.
2. Responsible for all leases for two Real Estate managers
3. Track deal from draft lease stage through execution, negotiating all changes in a target time of 45 days or less. Sends completed leases to landlord for signature.
4. Responsible for assisting other team members with workload when necessary.
5. Responsible for follow up on deals and continuously monitoring landlord progress.Minimum Requirements/Qualifications:1. Able to work independently
2. Excellent phone skills
3. Excellent grammar and usage
4. Enjoys team environment
5. Understands and responds to a sense of urgency when necessary
6. Legal experience
7. Must be detail-oriented
8. Enjoy a fast-paced environment
9. Have excellent computer skills including MS office, DeltaView
10. Demonstrated ability to handle and complete multiple projects simultaneously, and under pressure.Desired Qualifications:1. Commercial real estate experience a plus
2. Paralegal experience or certificate preferred
3. Certified Legal Assistant designation
