Job Description & Responsibilities:

range of debt and equity products to large and small users of
capital, they have more than $35 billion of mortgages and real estate
assets under management for both their own portfolio and on behalf of
institutional clients.


The current assignment is a team leader to manage the Quality
Re-Rating group in Atlanta as well as an India-based service provider.
The two teams are responsible for the credit review of General
Account and Fannie Mae assets. The position will be located in
Atlanta.


The Director, Portfolio Management will report to the Principal,
Portfolio Management Special Servicing located in Atlanta. The
Director is responsible for directing and managing the credit review
and quality rating of commercial real estate loan portfolios totaling
in excess of $27 bilion. The mortgage assets to be reviewed are
secured by all types of income producing property located nationwide.
The typical loan is $5-20 MM, but portfolio loans in excess of $100
MM may also be reviewed. The Director will lead the selection
process of assets to be reviewed each year. Directing and managing a
team of Analysts, the Director will be responsible for assigning
quality ratings to each loan reviewed. The ratings process supports
the mark to market procedure and serves as an early warning indicator
for potential asset or portfolio risks. Prudential's proprietary
risk assessment model is maintained by the Director in conjunction
with senior Portfolio Management staff and the Systems group. The
Director will be called upon to interact with Audit, Finance,
Appraisal and other groups in support of the loan/portfolio valuation
process. Information resources utilized by the group are procured by
the Director and s/he is responsible for negotiating contract
renewals. Adhoc assignments may include portfolio acquisition
diligence or providing analytical support to Prudential Asset
Resources, PMCC's loan servicing unit.


Job Requirements:


For the position of Director, Portfolio Management we seek a minimum
of 5 years of relevant real estate finance experience. Qualified
candidates will have had experience with a major bank, life company,
credit company or equivalent entity originating or underwriting
commercial mortgages. Experience with all commercial property types
is required and nationwide market knowledge is preferred. Strong
leadership abilities, with demonstrated capability to manage, mentor
and develop team members, are required. Demonstrable customer
service and communication skills are imperative. Limited travel is
required. A minimum of a BS/BA degree in real estate, finance or
related work experience is required. An MBA/MS and/or advanced
certification/professional designation (CFA,CPA) is strongly desired.
