Apartment Assistant Manager and Apartment Leasing

Assistant Manager:

PRIMARY FUNCTION

Assists the Director of Community Operations in creating and maximizing income opportunities through the aggressive management of community operations. Make recommendations to enhance the bottom line performance of the community.

2.ESSENTIAL DUTIES AND RESPONSIBILITIES

·Ensures adherence to all policies regarding financial responsibilities.
·Administers late and non-sufficient check charges.
·Ensures accuracy and timeliness of bank deposits, and computer data.
·Generates weekly reports.
·Schedules necessary repairs and make-ready activities.
·Supervises all on-site personnel in the absence of Community Manager.
·Pre-processes payment of invoices for Community Manager’s approval.

3.NON-ESSENTIAL DUTIES AND RESPONSIBILITIES

·Assists with rent collections striving for zero delinquencies each month.
·Assists with community inspections.
·Maintains make-ready process.
·Prepares a monthly financial Delinquency Report.
·Consistently attempts to collect “bad debt” prior to being written off.


Apartment Leasing:

PRIMARY FUNCTION

Leasing of apartments and creating a vital first impression of JPI.

2.ESSENTIAL DUTIES AND RESPONSIBILITIES

·Leases and markets vacant and upcoming apartments.
·Completes all leasing paperwork.
·Compiles and processes applications for approval.
·Explains lease and all appropriate addenda to new leasee.
·Walks apartments and reports all necessary improvements.
·Assists with resident relations.
·Keys in all fees, deposits, and new lease information.
·Shows apartments to prospective leases.

3.NON-ESSENTIAL DUTIES AND RESPONSIBILITIES

·Accepts and completes Notice to Vacate forms.
·Accepts rental payments.
·Performs additional duties as requested.



·Accountable to the Director of Community Operations for the water sub-metering vendor and ensuring vendor is functioning at an optimal capture ratio (if applicable
REQUIREMENTS
Property Mgmt experience preferred for Assistant Manager. Good communication skills.

Excellent customer service skills required for both Assistant Manager and Leasing positions.
