Works under general direction where the company has contracted to perform building operations at a designated Operations & Maintenance (O&M) location. With assistance, ensures optimum, efficient operations of boilers, chillers, pumps, cooling towers, and heat generating equipment in commercial and industrial buildings.
PRINCIPLE DUTIES:
Observe and interpret readings on gauges, meters, and charts that record various aspects of the system's operations at specified intervals to verify operating conditions.
Adjust controls to ensure safe and efficient operation of the system to meet the demands for the specified service.
Perform inspections as necessary to verify that the designated facilities are functioning within condition limits for the purpose intended.
Conduct water tests and make necessary adjustments to pumps, softeners, and controllers.
Maintain a log in which various aspects of the system's operation are recorded, e.g., run time, system pressure, filter differential pressure, temperature, equipment status, water levels, voltage load, analysis of flue gases and generator balance.
Keep designated equipment and machinery in working order by performing such tasks as tightening fittings, repacking bearings, replacing packing glands, gaskets, valves, recorders and gauges, and cleaning and replacing burners or other components, using hand tools and power tools.
May provide work direction or assistance to others who perform tasks related to operating and maintaining equipment and systems.
May operate computer control system to accomplish specific tasks relating to building and equipment operation.
Performs all work in accordance with established safety procedures.
Perform any related duties as assigned.
REQUIREMENTS
Normal local licensing requirement for Stationary Engineers performing specified work. Five to seven years experience as a Stationary Engineer. Knowledge of engineering fundamentals necessary for effective and safe operation of complex electrical and mechanical building equipment and systems. Capable of effectively representing JCI to our customers. Working knowledge of personal computers. Must be a team player committed to working in a quality environment. Ability to work second or third shift, holidays, and weekends as required.
