Facilities Manager
All related activities for maintenance and upkeep of buildings, facilities,
surrounding and landscaping and remote warehouses including new expansion
projects and remodeling.
Management of supplies for services, company cars and driving services,
janitorial and coordination with company security systems. Outside
contractors management and city permit compliances.Duties and Responsibilities:
Direct and manage the building maintenance, janitorial and company
driver staff and provide guidelines, procedures and duties requirements.
Manage and facilitate outside contractors for building,
re-modeling, expansion projects and submit proposal to management including
competitive costs, duration and implementation plans and any interruption
for production work or offices.
Ensures all buildings are safe for employees and storage with a
preventive maintenance schedule and review of all sections including
entrances/exits, roofing or structural and utility systems.
Conduct Safety walk through with Safety coordinator to review and
correct any unsafe conditions with regards to facility and building. Ensure
all Facilities department staff practice safety in their work.
Review building codes and compliances with all city permits and
requirements including fire department and underwriter insurance company.
Check regularly the Fire extinguishers and sprinkler systems. Ensure
emergency shut down teams are trained and procedure are available.
Establish outside contractors for upkeep and maintenance of HVAC
and Electrical systems and repair on emergency basis.
Establish an internal crew for routine day-to-day building repair
and maintenance duties and help for moving/installing furniture and
equipment as needed. This shall include smaller HVAC, electrical, plumbing,
painting and hauling as needed.
Manage internal janitorial staff for regular and scheduled
cleaning of service areas and facilities and re-stocking of supplies.
Establish outside Janitorial contract for after hours cleaning and
maintenance for offices and production floor and required areas.
Establish outside contracts for Parking maintenance, landscaping
maintenance, window cleaning, office plants and general maintenance.
Establish outside contracts for vending service machines, general
cafeteria supplies, and restroom janitorial supplies.
Maintain inventory of frequently used items such as light bulbs,
batteries and any other building/repair supplies.
Review and approve all buildings utility bills for electricity,
water and gas, and also all recycling and waste management companies and
contractors/collectors.
Manage all recycling activities for the ISO14001 compliance and
maintenance of the programs and interfacing with outside collectors/waste
management contractors.
Participate and facilitate special projects such as
sales/marketing events, employee events, company social events and help on
logistics and procurement of supplies.
Manage company cars and trucks and assigned driver for day-to-day
routine errands and tasks. This includes vehicle maintenance and gasoline
usage.
Job Requirements
Qualifications : Minimum of 5 years in supervision and management of facilities
with over 150 employees. Proven record of construction and service/repair
maintenance and contract management.
Knowledge of general building codes and compliance requirements,
HVAC, electrical, plumbing and services. Knowledge of safety and emergency
operations requirements.
Hands-on and responsive with ability to resolve situations with
minimum supervision
Excellent communication skills, well organized, project management
experience, cost analysis and presentation to management
A technical degree or equivalent is desired.
Valid driver's license required.
