Building Services Engineer

Building Services Engineer to ensure the efficient operation of building systems and contracts, in line with quality, cost and programming requirements consistent with the owner's objectives in compliance with the highest standard of professional ethics.

Tenant Services / Tasks:
Handle all routine tenant complaints (via Request for Maintenance for direct call from tenant) and/or coordinate problem resolution with appropriate contractor to satisfactory completion. Attend tenant punch list walk-through and track with construction manager, TI contractor and/or tenant to satisfactory resolution (30 day time period perferable); attend new tenant welcome orientation. Act as construction manager for tenant renovations/expansions inclusive of obtaining pricing and negotiating contract; lead coordinator with tenant, space planner, property manager for Landlord, general contractor. Perform HVAC service quotes for tenants upon request and performs service as needed.

Building Services / Tasks:
Perform monthly (or bi-monthly) roof inspections making repairs as able, pick up debris and report findings/concerns to PM for action/approval to incur costs. Performs weekly vacancy walk through & reports findings to Property Manager for action/approval to incur costs or acts as appropriate (secure space, pick-up trash, repair toilers, lights, HVAC as able/feasible). Serve as the primary point person for reacting to after hour's fire alarm signals - calls coming into the office during the day or handled by party answering the call with Building Services Engineer as back-up or follow-up. Perform weekly fire pump runs which include exterior system inspection (i.e., grid relief valves, drains, etc.) (N/A in Chicago). Conducts weekly site inspections as to irrigation in growing season and handles minor matters. Makes budget recommendations as to preventative maintenance and capital improvements. Performs monthly lighting inspections and insures repairs. Assists in capital improvements of asphalt, painting, roofing, etc.

Salary range is $40,000 to $45,000, company truck, vacation prorated for remainder of year and 15 days during the first full year. Company also pays for gas for the truck, a blackberry, cell phone and will issue a company credit card for job related expenses.

REQUIREMENTS
Education:
High School degree or equivalent combination of education and experience.

Licensing:
HVAC and CFC certification.

Experience:
Minimum 3 years general building systems experience.
Ability to perform general building repairs in plumbing, HVAC, electrical, sheetrock repair, painting, etc.
Contract development experience.
Excellent communication skills.
Computer skills required include proficiency in Word and Excel.

Skills/Behaviors:
Strong oral and written communication skills are a must.
Strong organizational skills with ability to prioritize.
Ability to read and understand blueprints.
Knowledge of all sprinkler systems, alarms and pump systems.
Knowledge of basic building codes.
