Whether pursuing the aquisition, rehab, and re-tenanting of a challenged shopping center or purchsing portfolios of assorted retail real estateour clientcan creat success where there once was failure.Job Summary:
Responsible for guaranteeing the efficient operation of our client, effectively managing the RMRG portfolio and providing superior customer service according to the vision established by ownership.Essential Functions: Responsible for hiring and termination of all property management personnel. Oversees management of all property management personnel. Insures there is an appropriate and effective training program for all team levels. Responsible for submitting staff evaluations, salary increase recommendations, bonuses, etc. Mentors the property management team. Oversees the completion of annual department performance reviews. Reviews for all property level insurance needs. Insuring that all building and liability insurance is adequate for owner’s protection. Responsible for annual renewal of property level insurance. Responsible for insuring all systems have accurate property data available for the team’s use. Makes recommendations to ownership for system formatting, automation, or system upgrade changes that would increase productivity and/or streamline work flow. Oversees AMT contract and administration of the program. Drafts Property Management Service Agreements for all properties at acquisition. Insures timely submittal of all invoices to appropriate departments for collection ofour client'sfees. Insures annual review and recommendation of RMW corporate fee structure. Provides an annual corporate (RMW) budget with projections to include proper staffing to manage an ever increasing portfolio. Maintains and updates the organizational chart for our client. Oversees the current structure as well as the strategic outlook of the property management department. Upgrades and incorporates changes to policies and procedures as needed. Integrates all departments into property management’s procedures in order to provide seamless functions. Works closely with outside contract ownerships to ensure strong client relationships. Insures the property management team’s adherence to contractual service agreements. Oversees the budgeting process for operating expenses and income. Provides assistance and/or training as needed to insure ownership/executive management deadlines are met. Reviews accounting’s input of the budget information into Yardi and accuracy thereof. Supervises Property Managers working with the tax appeal processes and insures their performance according to ownership needs.
