Exciting NEW Opportunity in Asset/Property Management


Summary: Participate in the formulation of overall corporate strategy, plan, objectives and policies for the Company's property management function that truly represents the "Eye of the Owner" to maximize the owner's profitable growth and return on investment in medical office, retail and commercial office buildings.





Key Responsibilities:

Develop an overall strategic plan that contributes to the implementation of annual and long-range property budgets/business and operating plans including necessary capital expenditures for each property. Develop the capital improvement program to ensure that the buildings maintain the superior image in the marketplace and introduce cost saving systems and materials to keep operational expenses to a minimum. Coordinate the construction & renovation projects with the Property Managers and corporate staff to maximize skills, talents, and experience.


Direct the development of long-range strategies/plans for tenant retention programs and conditions; coordinate renewal activities in accordance with the tenant renewal procedure with the on-site managers. As appropriate, report to President/Owners on all aspects of the building operations, as required, through daily communications, reports, and staff visits.


Develop and maintain an overall corporate strategy and plan that fosters employee motivation and commitment to overall company goals. Review and evaluate the company's property management performance on a continuing basis and establish proper performance plans and measures.


Direct the development and implementation of overall marketing and leasing strategies, programs and activities that optimizes the owner's available space.


Develop and implement property management staff planning and management development programs to meet the on-going management and professional requirements as required to meet business needs.


Assist in the analysis of all due diligence reports pertaining to potential building acquisitions.


Initiate and authorized expenditures, appropriations and commitments and pricing strategies, which are within the limitations of delegated authority and for, those outside this level, recommend appropriate action. Work closely with the Property Manager's operations to ensure that the daily business activity succeeds in creating a profit center for ownership.


Review monthly property management reports to include the vacancy report, accounts receivable report, building operation report, budget variance report, monthly delinquency report, income and expense report with variances noted. Report all significant variances to President and Owner and what action is being taken, if any.


Develop strong relationships with tenants and hospital officials; meet as frequently as possible to obtain their comments and recommendations to ensure that operations and quality standards are maintained. Coordinate all significant communication with hospital personnel and tenants. Direct the Customer Relationship Management Program to ensure proper utilization, analysis of findings, and implementation of appropriate countermeasures to address findings.


Support the President in different areas as needed including special projects.
REQUIREMENTS
Minimum Requirements:

Bachelor's degree in business, real estate finance, or related field. MBA preferred. Minimum 10 15 years experience in property/asset management, marketing and leasing of commercial buildings, or related field. Real estate license, CPM, CFM or RPA designation is preferred.
