Finish Manager - Needed Immediately in Paudling and Cobb County

One of Atlanta's top leading residential developers and homebuilders is looking for top talent. Locations are Cherokee County, Cobb County, Paulding County and Forysth County.Must have experience building $175,000 to $500,000 homes to be considered.
(Foundation experience is a plus)
REQUIREMENTS
1) Finish managers are expected to carry 8 -12 homes and close 4 - 6 homes each month. These workloads will vary.2) Review and update house files. Familiarize yourself with all contract and design options. Beware of challenges or revisions. Notify subcontractors of all options or revisions.3) All homes under you're supervision must be walked twice a day.4) Hold all subcontractors accountable for quality and completion of their work. No job is paid unless it is complete.5) Schedule work according to the critical path for proper completion. Know your key dates for C.O, Market Home Sales Acceptance. Walk Through and Closing Dates.6) Quick response to Customer Concerns is mandatory. Report back to Project Manager and handle the Customer Concern immediately.
7) Market Homes are most important. Sales Acceptance Dates are to be treated as Closing Dates. Completed Market Homes must be walked on a weekly basis.8) All houses must be kept clean especially for the weekend.9) All Market Homes without driveways must have walk boards for the weekend. Any homes with driveways must have barricade in place.10) Homes shall be completely finished for all walks with customers and Sales Agents. A completed Market Home is ready for move in, with the exception of carpet. microwave and screens.11) County Inspections are to be scheduled when work is complete. 12) All walk through paper work needs to be signed by yourself and the Customer. Keep copies in the house file and send originals to the Corporate Office.13) Conduct a 60-Day List Walk with Homeowner. If access is a problem, please notify the Office via fax.
14) GO-Day Lists must be completed within 21 Calendar Days after creating the list. 15) All homes must be' opened in the morning and locked up tight before Leaving for the day. Be aware of utility bills; turn off lights and set thermostats properly.16) Assist the Warranty Department when called upon.17) Never begin one stage of work until you are completely finished with the preceding stage.18) Finish Managers will be evaluated on the results they produce. You are responsible to make it happen.
19) Finish Managers answer directly to the Project Manager. If you have questions, talk to your Project Manager.20) Material deliveries need to be scheduled properly to avoid theft. A credit memo must be faxed in for left over material. Do Dot move material from one job to another.21) The quality of the finished product is the quality that you demand out of each subcontractor. It will Dot exceed the quality demanded.22) Each stage of construction must be punched out completely before moving on. This will make getting the home ready for a walk much easier.23) Customer opportunity. Turn customer dissatisfaction into an effective program of public relations and promotion by proving to the customer that we are willing to affect whatever means necessary within company policy to assist them in getting into their new home.24) Make sure homes are-complete and ready for Quality Control Inspection 2 days before the 1st
