Under general direction, manages and maintains operations of the facility. Develops procedures, assists in budget development, and maintains records for facility operations. Performs one or more skilled trade functions such as HVAC, light electrical (troubleshooting etc.), plumbing, carpentry, sheet metal fabrication, welding or brazing, etc. Duties include routine preventative maintenance, grounds maintenance, and common area maintenance. Participation in a rotating on-call schedule is required.

Essential Duties
1.Performs one or more of the skilled trade functions such as HVAC, plumbing, electrical, carpentry, sheet metal fabrication, welding or brazing in performing repair work, preventative maintenance, grounds maintenance and building maintenance. Duties include, but not limited to the following: monitoring and maintenance of central plant equipment, repairing/replacing motors, pumps and valves, repairing/replacing water lines and pipes, unclogging drains and ensuring proper flow of sewage, repair/replacement of thermostats and other controls, changing of filters, maintaining water and control systems for landscaping, and performing electrical duties such as wiring outlets, time clocks, control circuits, and motors. Monitoring and maintenance of lighting circuits, wiring of lighting ballasts and fixtures, emergency generator monitoring and maintenance, fire, life safety devices monitoring and inspections, welding materials according to specifications, drywall work.
2.Ensures adherence to budgetary guidelines. Works with building management in prioritizing Reserve Study items for completion, coordinates completion of Reserve Study items, seeks management/Board approval for capital expenditures, and advises management/Board of Directors on all departmental issues.
3.Inspects all work to be completed to determine scope of work including inspection of the area/item needing repair, determination of materials necessary, safety issues, and estimated completion time.
4.Evaluates work orders and facility operational needs. Determines whether to perform trade functions or to recommend hiring of an outside vendor. Works with management to secure quotes, bids, etc. on work requiring an outside vendor. Coordinates repairs with outside vendors, inspects work, and authorizes payment.
5.Meets daily with management to inform same of ongoing activities or projects.
6.Performs general area clean-up on completion of routine maintenance or projects to maintain common area cleanliness as well as material accountability.
7.Responsible for maintaining condition and inventory of tools and equipment. Submits requisitions for supplies, tracks expenditures, and maintains completed invoices. Authorizes payment to vendors.
8.Works with and assists management in coordinating facility operation, budget preparation and administration, recommendations for emergency repairs, and communication with the Homeowners and Board of Directors.
9.Performs other duties of a similar nature or level.
