Property: 2510-Heritage PlazaJob Summary:Organizes, educates, monitors, and supervises the maintenance and repairs of the assigned property(s). Promotes and facilitates the safe and efficient operation of building(s) and works to maintain the integrity and value of the physical assets. Assists in leading the engineering staff in providing the highest quality of service for satisfactory resolutions of all tenant and owner issuesDescription of ResponsibilitiesAdministration
Schedules engineering personnel to cover normal maintenance as well as special work orders and emergency situations Help prepare the annual budget for the operations for the property and controls budgetary expenditures within the limits assigned Helps negotiate contracts for various building services and supervises contract personnel as necessary
Coordinates on-site construction activities, attends construction meetings, and ensures compliance with engineering principles, company standards, client contract, and compliance with Federal, State and Local code Maintains an inventory of supplies, tools, and equipment; Assures competitive prices when ordering, and reviews invoices upon receipt to assure accuracyElectrical Systems Implements and helps establish the preventative maintenance program for building facilities and equipment Able to effectively read electrical drawings Provide instructional training on electrical safety proceduresHVAC Systems: Assists in overseeing proper preventative maintenance practices in accordance with industry standards as to optimize the equipment's life and efficiencies Understands HVAC systems and the dynamics of these systems as a whole entity. Also, understand the concepts of an effective water treatment program including testing, adjusting and staff education Working knowledge of indoor air quality guidelines as set forth by the EPAPlumbing Systems: Assists in overseeing proper preventative maintenance practices in accordance with industry standards as to optimize the equipment's life Experienced on how to rebuild and repair flush valves, faucets, wax bowl seal and remounting of toilet urinals and lavatories Preventative maintenance of a systems pump Adjust and service pressure-reducing valvesLife Safety Systems: An understanding of the operations of the buildings life safety systems and the ability to provide proper instruction to staff Have knowledge on local codes and standards and provide an effective program to meet these standards with their staffMiscellaneous Systems: Have a working knowledge of security systems and the operation of video and card access systems Understanding of mechanical and electrical drawings and wiring diagrams. Knowledge on irrigation systems, how they operate and general repairManagement: Maximize performance of assigned personnel May directly or indirectly manage 1 to 6 employees This position may for short periods of time, i.e. vacation or sickness, be required to act on behalf of his supervisor Communications - written reports and verbal presentation Must be knowledgeable in basic personal computer operation With a good understanding of Excel and Microsoft Outlook software Preventative Maintenance Program implementation. Oversees vendors and contractors
REQUIREMENTS
Required Knowledge, Skills and Abilities:
To perform this job successfully an individual must work well with others and interface positively with customers The position requires some specialized training in various types of tools and building equipment Requires knowledge and confidence in the operation of heavy equipment such as chillers, generators, switchgear, pumps, air handling units etc. Minimum of two years of leadership experience required A minimum of eight years experience in the building maintenance industry A certified and credited trade school degree in HVAC, electronic, or other industry related trade may be credited for up to two of the eight years Union training and certification is also acceptable A high school diploma or GED is required A universal CFC license is required Must be knowledgeable in the safe and proper use of the following tools: Ladders, lifts, basic hand tools, multi- meter, amp probe, anemometer (airflow meter & hood), pressure gauges, drain auger, plumbers helper, safety goggles, ear protection, and fire extinguisher Must be experienced in the programming and function of Building Automation Systems Language Skills: The position requires the ability to read and write English, or primary language to complete work orders and reports Reasoning Ability: Ability to define problems, collect data, establish facts, and draw valid conclusions Physical Demands: The physical demands described here are representative of those that must be met to successfully perform the essential functions of this job. This should be considered in their annual performance review (along with Key Responsibilities) and for any future promotion: Property emergency response procedures Location of all main and secondary shut-offs/valves for property (electrical, sprinkler, domestic water, chill water, condenser water, hot water and tenant loop) Property HVAC system operation and major components Property Electrical system operation and major component Property Plumbing systems operation and major components Property Fire Alarm System operation and major components Property Energy Management System operation and components Property Sprinkler and Standpipe system operation and components Compliance with company standard operating procedures (Cousins Way)
