Performs and assist contractors in performing preventative maintenance, inspections and repair maintenance of the building systemsAnalyses and resolves problems from tenant work ordersResponds to emergency situations, such as fire alarms, power failure, flooding, elevator entrapment, ambulance calls, and assist emergency personnel on the performance of their duties Monitors operations and condition of building systems, completing equipment operating logs and making adjustments as necessary Helps coordinate with tenant construction contractors on interface with existing building systems Assist with inspecting, cleaning and servicing of non-tenant areas, such mechanical rooms, electrical rooms, stairwells, roofs, and storage rooms Monitors chemical treatment systems, performing periodic testing and making minor adjustments Reads and records tenant meter readings as necessary. A varying work scheduled and overtime is necessary REQUIREMENTS
Required Knowledge, Skills and Abilities:
Training in the use of various types of test equipment and the proper operation of heavy equipment such as chillers, boilers, emergency generators, electrical switchgear, pumps and air handling equipment would be beneficial A basic understanding of office computers and good working knowledge on building automation and life safety systems is required A universal CFC certification or 3 to 5 years of work experience would be beneficial Must be service oriented and have good mathematical, communication, and interpersonal skills
