Assistant Superintendent

Leading Northeastern construction services firm, is seeking an assistant superintendent for urban and suburban housing, retail and hotel projects in Philadelphia. The successful candidate will support, oversee, manage and document all day to day job-site activities and assure that the requirements to OSHA and building codes are met for projects ranging from $10M to $125M. He/she will collaborate with executive management, project managers, assistant project managers and project support staff to assure excellent follow through on the company’s commitments to clients for progress, completion and quality in accordance. The successful candidate will possess a demonstrated ability to inspire subcontractor and vendor performance and great workmanship. This position requires a blend of skills including leadership, communication, management systems and problem solving. He/she will liaison with owners, architects and subcontractors; utilize state-of-the-art management systems, leverage extensive experience/knowledge and deploy extraordinary motivational skills to maintain the firm’s highly respected reputation for exemplary customer service and on-time/in budget delivery performance.

Duties and Responsibilities:
-Oversee subcontractor work to assure compliance with budget, schedule, quality and execution in accordance with OSHA regulations and building codes.
-Mobilize, maintain and de-mobilize jobsite.
-Assume full responsibility for final close-out and completion.
-Assure all subcontractor compliance with safety program through daily inspections.
-Participate in the selection of sub-contractors.
-Collaborate with project estimators to purchase subcontractors and vendors.
-Preside at weekly Owner/Architect project meetings
-Support the Superintendent as he presides over weekly subcontractor coordination and schedule meetings
-Manage RFI, issues and change order process with authority and expediency
-Lead the compilation and publication of comprehensive monthly progress reports. -Coordinate with municipal, state and other authorities to assure that construction meets code and that all permits including occupancy permits are obtained on-time
-Assure, in all respects, project delivery in accordance with contract
REQUIREMENTS
-Bachelor’s degree (preferred) in civil engineering, architecture, construction management or related field, plus three (3) to ten (10) years of related experience.
-Demonstrated leadership skills with the ability to provide clear direction and inspire excellent performance to achieve interim and final milestones.
-Demonstrated ability to face challenges head-on and quickly troubleshoot team, product or resource issues
-Proven ability to make the right decisions under pressure
-Proven ability to negotiate with directness and skill in tough situations with both internal and external groups while maintaining relationship
-Proven ability to anticipate future consequences and trends accurately and provide appropriate innovative solutions and resolutions
