Attendance1.Position requires the ability to work any of the seven days of the week, 52 weeks of the year. Due to the property staffing limitations, it is extremely critical that individuals be able to work their scheduled hours on a consistent basis and, if necessary, overtime hours when requested.2.Position requires the ability to answer telephones, clearly respond to inquiries and produce messages.3.Position requires the ability to enter data into a computer and print reports.4.Position requires the ability to use general office equipment including, but not limited to, computers, copy machines, file cabinets and required safety equipment.*See previous footnote
**This may not be a requirement for high-rise properties, mid-rise or small garden communities.GENERAL1. Maintain company customer service standards. Respond to resident requests and work with residents to minimize and resolve resident problems and complaints. Follow through to ensure issues are being resolved.2.Lease apartments and aggressively sells the products and services of the property to which they are assigned. Develop, refine and effectively implement excellent telephone and personal sales skills. Specifically, to respond to site visit or telephone inquiries, conduct site tours, effectively sell to prospects and lease apartments. Work to optimize occupancy while maximizing effective leased rent. Site tours include, but are not limited to, showing and transporting the prospect around the property amenities, model apartments, and available apartments.3.Maintain thorough product knowledge of own property and that of major competition through site visits/tours/shops and telephone surveys.4.Prepare all lease related paperwork in an accurate and timely manner. Explain all lease documents to new and existing residents. Ensure all documents are correctly completed prior to resident move-in.5.Follow established policy and procedures in the qualification, screening and acceptance of applicants for residency.6.Assist with managing the day-to-day operation of the apartment community. Work with property manager to ensure apartments are ready for move-in and are maintained in a satisfactory manner. Assist with accounting functions including entering payments and security deposit refunds. Assume responsibility for property operations when scheduling results in the leasing consultant being the senior management staff person on-site.7.Maintain prospect, traffic and leasing data, and assist with other computer data entry as necessary.
8.Deliver resident/corporate gifts, inspect units on move-in and move-out day to ensure units are ready and assist with planning and hosting of resident functions.9.Follow the property lease renewal program. Maximize resident renewals.11.Participate in company training classes, as required.12.Clearly and effectively communicate with residents, other associates, vendors and supervisors in written and verbal form.13.Adhere to the company’s safety programs, policies and procedures. Promote safe work practices among on-site staff.NON-ESSENTIAL JOB FUNCTIONS1.Transport funds to the bank, as required by company policy.2.All other duties assigned by your supervisor.

QUALIFICATIONS1.Education
THIS IS AN ENTRY LEVEL POSITION PEFECT FOR A RECENT COLLEGE GRAD OR CANDIDATE SCHEDULED TO GRADUATE IN DECEMBER 2006. 2.Experience*
Generally, no previous work or property management experience is required.3.Skills*

Valid drivers license and current automobile insurance.**5.Training
Generally, no prior training is required. However satisfactory completion of in-house training in leasing, computers and property management is generally required within the first 90-180 days of employment.
