Dematic employs 4,500 people and achieved total sales of more than 800 million euros (2005).Siemens is an Equal Opportunity Employer encouraging diversity in the workplace.Job Description: Dematic Corp. has an immediate opening for a Resident Site Manager in Groveport, Ohio. This position manages all requirements of the resident contract and the work of maintenance and operations personnel assigned to resident contracts. As the site manager, this position is the steward of Dematic property and is responsible for the conduct, efficiency, training and performance of resident employees. This position is the Dematic representative most often in contact with the Customer. As such, this position carries a heavy responsibility for maintaining the Customer's goodwill towards Dematic. He/she shall maintain a high degree of professionalism at all times while serving as the Project Management representative in dealing with the Customer, General Contractor, and Dematic personnel. Primary objective is to ensure that the system and equipment have the greatest availability possible for Customer use; to ensure that Customers are satisfied with all services provided under the assigned contact; and to ensure that all activities are performed to Dematic standards and procedures.Primary Duties:The Resident Site Manager residences close to the job site and works full time on the job site for the duration of the resident contract. Shall be in charge of and have overall responsibility for the work to be carried out under the contract and as such shall devote his/her time exclusively to this task. Fulfill all of the maintenance and operations requirements per the terms and conditions of the assigned contract.The Resident Site Manager or his representative shall be available and on site at all required times of the contract, this will include attendance for regularly-scheduled or on-demand meetings by the Customer to discuss contract requirements. Shall also be available for periodic tours or inspections of the premises to be made with the Customer and/or Dematic personnel. Serve as the primary point of contact between these activities and the Customer and/or Customer's representative.Manage site activities in accord with Dematic's policies and procedures. Manage assigned personnel evaluating their performance, maintaining discipline, recommending promotion, pay raise, or discharge. Ensure the security of all assigned Dematic property. Establish work rules for employees. Review and approve work reports and time sheets/cards of subordinates. Authorize overtime, as approved by the Project Manager.Publish and submit all required daily, weekly, monthly performance reports per the terms and conditions of the contract and Dematic.Ensure that all additional work is billed at the agreed upon rates. Determine if maintenance and parts will be provided at contract expense, Customer expense, or under Dematic system warranty. If customer or warranty, process proper authorization.Development and implement programs to provide preventive, predictive, corrective, and emergency maintenance to the system and equipment under contracts. Schedule and dispatch personnel to provide contracted service.Continuous Improvement advocate to interface with the Customer, the Project Manager, and the maintenance and operations staff to identify potential improvement areas, manage a task force team(s), and achieve the highest levels of maintenance and operations performance to benefit Siemens and the Customer’s long-term business goals.Assist with development and implement programs for training personnel in the proper operation and maintenance of the system and equipment.Ensure that all customer correspondences are logged and responded in time standards established by the contract requirements.Upon approval of the Resident Contracts Manager, establish local vendors to provide material, labor, equipment and services for the repair or modification of installed equipment. Contract with these vendors, monitor their work, approve their work and authorize payment.Recruit and train personnel to service and/or operate the system and equipment.Recommend to the Resident Contracts Manager the staff level required to meet contract requirements. Recommend and justify purchase of equipment required and maintain the assigned equipment.Report to Dematic management in writing any unsafe conditions or operations observed by on site personnel. Report in writing the circumstances of any accidents in which personnel may have been involved. Report in writing field problems and follow up to ensure that problems are not repeated in future projects.Promptly call for technical and engineering assistance on unusual or difficult problems.Maintain a library of maintenance and operations manuals, drawings, and all other documentation for the system and all equipment covered under the contract.Receive and resolve all Customer complaints concerning service provided and report status of complaints monthly to the Resident Contracts Manager.Requirements:Two-year Associates degree in Business or equivalent experience is required. Additional technical degree or experience is desirable. Bachelors Degree in Business with Engineering emphasis preferred.Five years (minimum) experience in on-site supervision of the maintenance and operations of Material Handling, machine tools, or production equipment is required.Skilled in broad business functions, i.e., Customer Relations and Contract Administration.Experience in the maintenance and operations of one or more AGVS, AS/RS, Unit Sortation Systems, Baggage Handling Conveyors, and Package Handling Conveyors is highly desirable.Knowledge of on-site maintenance practice, subcontracting practice, building codes, environmental regulations, and safety requirements is required.Ability to organize and administer a Maintenance and Operations Program to include the definition of objectives, appropriate performance measurement, acceptable cost control, motivational practices, and proper communications on a continuing basis.Ability to establish a long-range supportive relationship with Customers is a requirement.Positive "Can Do" attitude and an outgoing personality are a must.Must have knowledge in the use of personal computers for wood processing, CMMS software, data base functions, and communications. Ability to learn other required computer programs.Must have strong skills in team building and the motivation of a professional staff.Excellent leadership, communication, planning, problem solving, integration, and organizational skills. Must have mechanical and electrical aptitude. Must be able to read and interpret blue prints.Must be able to act calmly in stressful situations and work under limited supervision. Must be capable of effectively interacting with Installers, Engineers, Customers, Customer Agents, General Contractors.Must be able to write concise, clear, and complete reports.Compensation:There is assistance available for relocation.
