Facility Operations Manager - White Oak, MD

Honeywell Building Solutions has a current opening for a facility operations and maintenance manager in our White Oak Central Utility Plant, to provide dedicated, on-site management of a major customer facility. The utility plant is the sole source of electricity, heating and cooling for 2.3 million square feet of laboratories and offices of the US Food and Drug Administration. The plant is a semi-automatic combined heat and power plant generating electricity, chilled water, and hot water. The Facility Manager will be responsible for full service and maintenance of all energy related equipment and mechanicals within the physical plant, and will ensure that energy efficiency performance objectives are met as part of an energy savings contract agreement. The Facility Manager serves as the lead resource to manage the customer relationship, lead the technical and administrative team, and control the operational budget of this Comprehensive Operation and Maintenance agreement. This job requires a customer-focused, but hands-on individual who understands the intricacies of maintaining energy related equipment in top condition as well as identifying and understanding the energy and mechanical related issues within a customer's facility.



Principal Accountabilities


Manages customer and contractor relationships and negotiates terms and conditions
Ensures the development and implementation of technical system project plans to ensure timely, cost-effective completion and compliance with local and state code requirements.
Responsible for ensuring plant operation and contract compliance, with staffing on-site on a 24/7 365 day rotating shift basis.
Develops, manages, and closely monitors facility budget to achieve guaranteed savings objectives
Ensures optimum performance of installed systems and resolves system problems with appropriate personnel
Reports on-going financial performance to the customer and keeps them apprised of departmental functions
Reviews and analyzes utility consumption and costs on a monthly basis. Initiates action plans as needed to ensure energy saving goals are accomplished.
Recommends and implements improvements to the operation of energy consuming devices.

Job Requirements

Basic Qualifications


Minimum of 5 years supervisory experience in maintenance and operations of large rotating machinery, boilers, water treatment systems and instrument control systems


Bachelor of Science in Engineering or Industrial Management or equivalent experience in Plant Operations


Experience in developing and managing budgets

Additional Requirements


Ability to manage through multiple levels of organization


Ability to think strategically and yet be hands on technically to troubleshoot as needed


Must be results oriented with the ability to prioritize and proactively address issues

Company Overview

Honeywell can trace its roots back to 1885, when an inventor named Albert Butz patented the furnace regulator and alarm. He formed the Butz Thermo-Electric Regulator Co., Minneapolis, on April 23, 1886, and a few weeks later invented a simple, yet ingenious device that he called the "damper flapper."


Here's how it worked. When a room cooled below a predetermined temperature, a thermostat closed the circuit and energized an armature. This pulled the stop from the motor gears, allowing a crank attached to the main motor shaft to turn one-half revolution. A chain connected to the crank opened the furnace's air damper to let in air. This made the fire burn hotter. When the temperature rose to the preset level, the thermostat signaled the motor to turn another half revolution, closing the damper and damping the fire. The temperature correction was automatic. Over the years, many Honeywell products have been based upon similar, but more complicated closed-loop systems.
