Community Association Manager

The job -
We are seeking a Community Association Manager for the Dallas area.The ideal candidate will be responsible for administering the communications, operations, maintenance and financial management of the associations that are assigned to each manager.

Job Description:
•Conducts field inspections for association under contract of two (2) types: (a) maintenance of existing buildings and common areas, and (b) compliance with Deed Restrictions.
•Completes Property Inspection Reports as required and writes periodic Board reports per contract.
•Conducts acceptance walk-overs as necessary when responsibility of maintenance is conveyed to the Associations from a builder/developer.
•Prepares annual report and develops annual operating budget in accordance with procedures and timelines.
•Qualifies potential contractors and routinely evaluates the performance of all outside service contractors.
•Coordinates development of bid specifications for service contracts.
•Solicits bids for repair work as necessary.
•Implements enforcement of governing documents, including corresponding with violators, keeping accurate records, and timely follow through.
•Implements Board procedure for proper enforcement of association rules and regulations.
•Ensures Board enforcement policy is in place and recorded in accordance with governing documents and state and federal law.
•Ensures reserves and excess operating funds are properly transferred and invested through direction of the Board.
•Reviews and approves all financial reports, prepares variance reports and presents financial reports to the Board.
•Develops a plan for continually educating members regarding the association and members' responsibilities to the association.
•Participates in emergency cell phone rotations.
•Other duties as needed.

Qualifications –
•Bachelor's degree from a four-year college or university and/or four years’ related experience/training.
•Excellent communication skills.
•CMCA and/or AMS preferred.
