Sales Counselor

Sales Counselor Job Summary: To generate leads and sell homes to prospective customers, complete sales paperwork; to educate customers on the home financing and provide service to existing customers in order to meet company sales objectives.

Essential Functions:

Actively pursues sales prospects through fieldwork performed outside of the branch office including networking, posting flyers, putting out brochures, holding open houses, telephone follow-up, prospecting etc.

Distributes flyers, letters and other promotional materials for mailings. Plans sales presentations for office and in-home appointments.

Meets with customers, discusses features of homes, conducts needs analysis and pre-qualifies customers for sale.

Completes all sales and financing paperwork and ensures that forms are completed thoroughly and accurately. Ensures that corrections are made quickly on any paperwork containing omissions or errors and resolves sales issues to expedite homes going under construction.

Maintains accurate records on prospective customers. Submits reports regarding daily and weekly activities including appointments, prospecting and results.

Assists in locating spec home lots. Market and sell spec homes in applicable states.

Scope Data/Working Conditions/Physical Demands:

Work schedules include evenings, weekends and holidays and may require overtime. li>Job Requirements
Skills, Knowledge, Abilities and Traits:

Requires a high school education or the equivalent and a working knowledge of sales practices and procedures.

Requires one year direct sales experience, preferably in real estate, home sales or big-ticket sales is preferred along with the application of this knowledge to sales activities such as sales presentations and customer prospecting.

Knowledge of mortgage products and financing preferred.

Willingness and ability to work out of office in their own vehicle to generate sales. Must have reliable transportation, auto insurance and a valid driver’s license.

Must have the ability to obtain a real estate license where required by state law (TN, FL, AL, AR); desirable in other states.

Must have the ability to read, write and perform basic mathematics and should be computer literate.

Should demonstrate motivation and good interpersonal skills to effectively communicate with customers and co-workers.
