Entitlement/Project Coordinator-Residential Homebuilder

Pricing and Bid Packages:
• Obtain pricing for all relevant purchases
• Research bid packages and relay anomalies to the Purchasing Agent and management

Assist in Plan and Specification Development to:
• Review plans and compile preliminary budget information for construction costs used to obtain bids
• Help evaluate the cost effectiveness of plans and the development of specifications

Assist in Bidding and Contracting Process to:
• Prepare and maintain a detailed trade contractor bid list
• Assemble bid package information, which gets distributed to the trade contractors
• Solicit and evaluate a designated number of bids from each trade
• Notify successful bidders

Assist in Trade Contractor/Supplier/Consultant Management to:
• Provide trade contractors with current, accurate scope of work and plans, providing a focal point for handling trade contractor and supplier questions and issues
• Monitor trade contractor and supplier evaluation process and solicit feedback from team members on performance
• Communicate with architects to maintain open communication regarding plans

Assist in Field Support Function to:
• Coordinate with field personnel and help resolve problems with incomplete or unsatisfactory work by trade contractors concerning their questions regarding plan and specifications

• Visit job sites and interact with Superintendents to monitor progress and the quality of trade contractors’ work
• Obtain approvals for onsite field extras

Assist in Budget Management Process to:
• Maintain budget data for each community and communicate cost increases to management in a timely manner, helping to update onsite budgets for each phase and distribute them to Sales and Finance

Perform other related special projects and duties as assigned.
