Bilingual Leasing Consultant in Atlanta
A very well established property management company is currently using On-Site Solutions to do their recruiting for many of their properties in the Atlanta Metro area to find them Bilingual Leasing Consultants.The Leasing Consultant is required to handle every phase of the leasing process, maintain exceptional customer service with prospects and residents, and outreach market in order to reach the goals of the property.Essential Accountabilities:Prepare the day for guests (balloons, refreshments, amenity and show units presentable, and retrieve messages) before the office opens.Serve the residents by writing service requests, completing service call backs, and misc. follow through on special requests.Marketing by designing campaigns to generate activity, cold calling to businesses in order to get hot leads, and decorating units to become show units.PROMOTE: attend social events and represent the property in a way that brings credibility to the site and the staff.Rent with an acceptable closing ratio and be part of the team effort for achieving property goalsRenew (in person and through written correspondence) while negotiating the highest increase possiblePursue notice turnarounds by calling and visiting residents planning on moving and counsel in order to reverse their decision. Persistent creativity and documentationDAILY- applications verified timely, promotional paperwork prepared, move in and renewal paperwork prepared, move in and renewal paperwork prepared, computer updated, internet leads worked, guest cards called back, submitting service requests, updating the communications journal, data entry, and thank you notes written.WEEKLY: Walk and inspect future move ins 48 hours prior to the move in, contact and schedule move in appointments, complete zone inspections, phone or visit properties to update market comp and filing.MONTHLY: Marketing call sheets updated and submitted, ad book updated and analyzed, goal charts prepared in conjunction with the marketing plan, time sheets and commission sheets prepared accurately throughout the month.
REQUIREMENTS
Language Competencies:
Must be BILINGUAL in English AND in Spanish.Technical Competencies:Introductory knowledge of Microsoft Excel, Word, Outlook (other similar email application) and web/internet hosted applications.Ability to operate required technological systems that run the property including multiple incoming phone lines.

Education Requirements:High School Diploma or GED equivalent requiredSuccessful completion of college/university or real estate related supplemental courses preferred.
