Sr. Project Manager

Purpose: JOB DUTIES AND RESPONSIBILITIES 1. Report directly to the Vice President of Construction on the status of assigned projects.

2.Provide a communication link between the Construction Management Team and its President.

3.Review and sign approval of each facet of the construction start up procedure including site plans, project estimates, schedules, subcontracts and material contracts.

4.Review the prices and bids from sub-contractors and suppliers, and where possible, implement steps for reduction of the estimated construction costs.

5.Monitor and evaluate the overall progress of each assigned project as well as the performance of each member of my construction management team.

6.Interface with the company Financial Controller during project draw. Review and evaluate monthly financial and operational controls and monitor monthly cash flow projections.

7.Supervise the assigned construction team. This responsibility includes participating in the hiring process, defining scope of responsibility, training, quarterly performance evaluation of permanent my Construction Management Team personnel, as well as monitoring the performance of all sub-contractors and suppliers.

8.Monitor the status of all L & I claims.

9.Maintain documentation and accurate record keeping, providing the necessary information for problem solving.




10.Visit each assigned project at least once a month, conducting Quality Control and Safety inspections, and providing a detailed status report for the company Vice President and project team.

11.Be punctual with business related work, appointments, and reports. Communicate potential "red flags" immediately, with suggested solutions to avoid set backs.

12.Monitor all employees in charge for compliance and adherence to Company policies and procedures while being pro-active in the evolution of the policy and procedure manual.





ORGANIZATIONAL RELATIONSHIPS

Work directly under the counsel of the Company Vice President, accountable to him for performing the duties outlined in this Job Description. Interface with all Construction Department Personnel, the Financial Controller, the Project Development Team and the Office Manager, and provide strong leadership and direction to the personnel under direct supervision. Provide clear instructions for the assistant assigned to give clerical support for this position.Classification:Full-TimeCompensation:
