Senior Construction Processor

Purpose & Scope: The primary purpose of the Senior Construction Processor position is to apply proper processing procedures in obtaining documentation essential for completing a mortgage application package and obtaining subsequent approval. This involves thorough knowledge of marketing programs , construction lending guidelines and underwriting guidelines according to secondary market sources (FNMA/FHLMC, RFC, FHA, VA and private investors). This position may also assist in the training of new personnel and to serve as an informational resource for Construction Processors and Loan Officers. The Senior Processor may act as backup in the absence of the Construction Team Leader.

Responsibilities, Specific Duties and Essential Functions:
•Analyze and record all incoming documents for compliance and loan eligibility; when necessary, obtain missing documentation. If originally requested documentation is not available, determine alternate sources to satisfy underwriting requirements; also assist Processors with this duty.
•Maintain open communication with customers, builders, brokers and Loan Officers to ensure proper and timely processing and submission of mortgage applications.
•Input and/or update mortgage applications and lock interest rates in system.
•Receive and complete setup of new incoming mortgage applications.
•Send and follow up on verifications to employers, depository firms, creditors, etc.
•Pre-underwrite construction loans.
•Review builder contracts, cost breakdowns, plans and specs for completeness and accuracy.
•Prepare and analyze a final Loan Transmittal Summary Submission Sheet, along with all required and supportive documentation/information for the underwriter.
•Prepare and review commitment letters and obtain documentation necessary to clear underwriting conditions on approvals.
•Authorize and submit file for closing, verifying rate and points. Maintain dialogue with Construction Closer to insure prompt and accurate closing.
•Provide proactive construction processing pipeline report and provide status reports on each mortgage, indicating progress to Loan Officers or the Construction Team Leader.
•Assist the Construction Team Leader with training of new personnel and serve as an informational resource to other employees, including answering questions on underwriting guidelines and GMACMC procedures.
•Communicate with upset customers. Work with Construction Team Leader to solve problems.
•Act as back up for the Construction Team Leader in their absence.
•Perform various additional tasks as assigned by the Construction Team Leader which may not be specifically listed in this position description.Job Requirements
•A high school diploma is required. Additional courses in real estate, appraising, mortgage banking or other related fields would be helpful, but are not necessary.
•A minimum of two to four years of mortgage loan processing is required. Demonstrated or proven working knowledge of TIL requirements, underwriting and agency guidelines, marketing programs and GMACMC policy compliance and ethics code. Working knowledge of construction lending guidelines. Additional real estate, communication or other related courses would also be helpful, but are not necessary. Typing skills of 30-40 wpm, as well as a good computer background, is essential.

•Ability to understand and apply guidelines necessary for mortgage processing.
•Ability to keep abreast of changing guidelines, programs, etc. and act as an informational resource for other personnel.
•Ability to act as back up in the absence of the Construction Team Leader or Construction Processing Supervisor and make decisions regarding processing, submissions, customer complaints and work flow.
•Ability to assist the Construction Team Leader or Construction Processing Supervisor in the training of new personnel.
•Ability to meet deadlines while maintaining superior customer service levels.
•Ability to work under the stress of maintaining proper liaison relationship between managers, Loan Officers, employees and all internal and external customers.
•Ability to communicate effectively, both orally and in writing, particularly when dealing with upset customers.
•Ability to exchange information clearly and concisely and to present ideas, report facts and other information.
•Ability to comprehend consequences of various situations and make appropriate individual(s) aware of the same for decision making.
•Ability to handle required or assigned caseload while maintaining superior level of customer service.
•Ability to manage own work flow and resolve questions and problems with supervisor.
•Ability to meet attendance standards and work overtime hours as required.
•Good computer background and the ability to type 30-40 wpm.
•Excellent math and analytical skills.
•General office machines would be utilized throughout the day, including the use of the computer, PILOT, Mortgage Line, Windows, word processing software, etc.
