Regional Property Manager
Walker Contracting Group is a rapidly growing general contractor located in the beautiful mountains of Asheville, NC. Founded in 1998, Walker Contracting Group has a commitment of excellence to our work, our employees, and our community. As part of our continuing growth, we are currently searching for a qualified person to manage our Facilities Management Division.
The Division is responsible for capital improvements to and repair and maintenance of multiple properties, including office, retail, industrial, and medical space.
Responsibilities will include negotiating with sub-contractors and vendors for the work at these properties including HVAC, roofing, electrical, painting, landscaping, and other common area maintenance areas. Properties are located over a multi-state area, and it will be critical for this person to manage multiple jobs within budget and according to industry standards while also maintaining detailed activity records.
REQUIREMENTS
The candidate is required to possess the following:
- BS/BA degree from a regionally accredited institution
- 5+ years of construction/real estate experience
- Ability to travel up to 50%, mostly regional (Southeast) with some nationwide travel (no weekend travel expected)
The candidate should possess excellent skills in the following critical areas:
- Contracts and negotiation
- Verbal and written communication
- Customer satisfaction
- Organizational skills and the ability to handle multiple projects in a detailed fashion
- Knowledge of Microsoft Office products, including Microsoft Project
- Knowledge of Timberline preferred, but not required
The candidate should be able to perform the following job duties:
- Divisional profit/loss analysis
- Contract negotiation
- Cost regulation
- Development of maintenance programs for various property types
- Maintain detailed records of property maintenance activity
- Provide customer service to property tenants and work cooperatively with their employees
- Provide monthly analysis and reporting to the President
- Coordinate insurance compliance requirements
- Approve maintenance invoices for billing
