Job Description – Regional Capital Improvement Manager

Hiring of on-site subcontractors, vendors and suppliers.
Managing the bid process and scopes of work.
Creating the capital budget with the Capital Director.
Maintain capital budget and cost overage forms.
Coordinate construction plans (if applicable) through Capital Director.
As directed by the Capital Director, during the pre-construction and construction phases of the project, prepare estimates and take-offs.
Oversee the capital activities for all contractors to ensure timely and quality completion of Project.
Maintain construction inventory regarding material on-site.
Quality control of product.
Assurance of product acceptance to management.
Approve all invoicing and draws for the work performed.
Supervise and monitor preparation of all as-built drawings on all changes to the project as they are installed (when applicable).
Acquire all necessary permits as required for the work.
Create an as-built document file from subcontractors, consultants, Development Manager, Project Manager and governing agencies to document and support as-built plans.
Maintain a Daily Log and list of priorities.
Upon delivery, account for any material purchased by BRE and delivered to the site.
All building inspections will be the responsibility of the Capital Manager.
Work closely with the Regional Manager when scheduling capital projects.
Conduct monthly maintenance supervisor meetings
Ensure that safe practices are taking place on site with the contractors, adhering to OHSA standards and BRE policies.
Conduct QMR’s as required for each region.

REQUIREMENTS
Attendance: Position requires ability to work any of the seven days of the week, 52 weeks of the year. It is extremely critical that individuals possess the ability to work their scheduled hours plus any other hours necessary to complete the job. Position requires the ability to serve on-call, as scheduled or as necessary.

Skill Set: Understanding of general accounting practices, knowledge of Timberline software, Excel budget and estimating formats. Business writing skills.
