Primary Responsibilities:Build Student Housing
STUDENT HOUSING constructionDirectly reports to the Vice President. Must be a team leader that is able to establish immediate rapport and communication links with all project team members who represent a variety of functional organizations. Will confirm the project process, establish the project vision, goals, and objectives, assure communication and accountability within the project team, manage the day-to-day client relationships specific to the project and accept total responsibility for the execution of all deliverables.

ESSENTIAL DUTIES AND RESPONSIBILITIES include the following: Other duties may be assigned.
STUDENT HOUSING construction Prepare the Project PlanMotivate all Team MembersClearly define the individual roles for all team members.Clearly establish objectives for each team member.Establish project control mechanisms and key milestones.Monitor the progress of the work against the contract documents.Ensure accurate and effective communication to appropriate parties.
STUDENT HOUSING constructionDocument all changes through the utilization of approved forms/format.Conduct timely project reviews.Must be self-motivated, focused and have the desire to work with minimal supervision.Willing to dedicate the long hours that are required when projects are prevalent and the demands are high.
Supervise multiple projects while acting as Construction Manager on a project as required.Supervise multiple Construction ManagersAssure all efforts are coordinated and focused on the proper completion of each project within the allotted time frames and within budgets.
STUDENT HOUSING constructionMaintain contact with team members to insure that all construction efforts are coordinated.Trouble-shoot any problem that may occur with a project and insure that viable solutions are initiated and completed.Help to insure all projects are built to plans and specs.Make regular site inspections to insure that proper preparation had been done to initiate construction and that each phase continues on schedule.Develop and maintain the necessary contacts within the pertinent realm of attorneys, bankers, real-estate agents, engineers, other architects and officials in order to promote a positive working relationship with and between all involved professionals.STUDENT HOUSING construction
Perform other assigned duties as directed.Attend professional conferences as necessary to remain in specialty.Monthly draw review (each project)

Plan and Specification compliance reviews
Final inspections
Ongoing and monthly reporting
PROJECTS UNDER CONSTRUCTION:
Manage the Ownership’s interests in the areas of financial and schedule performance, as well as, Project quality and safety.
Manage Project issues (such as, constructability, RFI’s, changes, etc.) to ensure timely resolution.
Manage the needs and obligations of the various Project Participants (i.e. General Contractor, Ownership, Design Professionals, and Property Management) to ensure timely performance.
Review schedules, payment applications, change orders, etc.
Set-up and maintain a Project document control system managing the distribution of construction drawings, specifications, addenda, RFI’s, changes and correspondence with a focus on minimizing conflicts and resolving issues.
Foster a productive working atmosphere among the Project Participants.
PROJECTS IN PLANNING:
Coordinate the efforts of the Project Participants during the planning phase.
Provide guidance on constructability, schedule, phasing, quality, etc.
Perform quantitative analysis of construction documents.
Manage the information exchange with potential contractors during the budgeting / bidding process
Develop appropriate scopes of work based on the Project program and desired outcome.
Review contractor’s proposals and coordinate with the desired scope of work.
Assist in the preparation of contracts, professional services agreements, etc.
REQUIREMENTS
Candidate must have 5 to 7 years experience of STUDENT HOUSING construction or apartment construction multi family apartments, or condos.Experience managing construction projects from $15 Million to $60 Million.

EDUCATION and/or EXPERIENCEBachelor's degree from four-year college or university;
LANGUAGE SKILLSAbility to read, analyze and interpret general business periodicals, professional journals, technical procedures, or governmental regulations. Ability to write reports, business correspondence and procedure manuals. Ability to effectively present information and respond to questions from groups of managers, clients, customers and the general public.MATHEMATICAL SKILLSAbility to work with mathematical concepts such as probability and statistical inference, and fundamentals of plane and solid geometry and trigonometry. Ability to apply concepts such as fractions, percentages, ratios, and proportions to practical situations.REASONING ABILITYAbility to solve practical problems and deal with a variety of concrete variables in situations where only limited standardization exists. Ability to interpret a variety of instructions furnished in written, oral, diagram, or schedule form.

A background that includes construction site management of multi-family housing projects
Ability to write comprehensive reports
Complete familiarization with documents
Ability to travel 30% – 50% of the time
10-15 years experience minimumPreferred Skills:
Bachelor’s degree (BA) from four-year college or university in construction management, engineering or related field.
4+ years experience in construction or related field (exposure to concrete framed construction preferred)
Strong computer skills, including Word, Excel, Prolog, and Suretrak / Microsoft Project.
Excellent written and oral communications skills.
High level of natural organizational ability.
High sense of urgency to complete assigned tasks.
Ability to juggle multiple projects and priorities.
Strong sense of commitment and proprietary concern for companies and its success.
