Project Manager (Renovations)

The Project Engineer assists with the project management of various renovation or new construction projects and performs tasks in the regional office as well as on the jobsite for assigned projects.
Job Description
Manages the requests for proposals to subcontractors for new work on existing and new projects including issuing requests for information (RFI), gathering bids, creating bid comparison spreadsheets, setting up new vendors, performing vendor reference checks, participating in bid analysis and contributing to the selection of vendors/subcontractors/suppliers. Interfaces with subcontractors and suppliers in connection with bidding, scoping and quality control.
Assists the Project Superintendent with managing the building turnover process.
Performs building/unit/common area inspections and photo-documents quality issues.
Prepares, organizes and distributes punch lists to subcontractors. Follows-up to ensure timely and proper completion in accordance with the contract drawings and specifications.
Manages the building turnover process in accordance with standard Contract Documents, facilitating and enhancing communications among the General Contractor, Community Manager and the Community Service Manager. Works with the Contractor to ensure that all project closeout documents are submitted in accordance with the contract. Assists the Vice President of Production in the review and archiving of closeout documents.
Plans organizes and execute training of the Community Service Manager, including, but not limited to, turnover procedures, quality standards and project-specific systems orientation.
Interfaces with project design consultants with respect to the completion of plans and specs.
Assists in the analysis, selection, purchase, installation, and implementation of a Project Management Software.
Manages and sets up the flow of construction documentation and payables through Project Management Software.
Reviews blueprints and performs quantity take-offs to help test the validity of subcontractor, vendor and supplier pricing.
Manages the flow, storage, and distribution of Construction Documents.
Participates in the selection, training, and management of the onsite Administrative Assistant and Production Coordinator positions. Participates in the training of the Project Coordinator position.
Performs and manages onsite photo documentation including the storage, labeling, and cataloging of project photos.
Assists in the preparation, maintenance and updating of work schedules using Scheduling Software.
Assists in the processing of draws both between the contractor and subs and the contractor and owner.
Attends or assists with weekly Production/Operations/Contractor meetings to help to facilitate communications and resolve critical issues.
Assists in the interface with City Building Officials; obtains building permits; obtains Notices of Completion; and, obtains Certifications from all construction administration Consultants.
Manages the process required to reduce and ultimately exonerate all bonds posted on assigned projects.
Requirements
One year certificate from college or technical school; or three to six months related experience and/or training; or equivalent combination of education and experience;
Fundamental understanding of the plan check, permit and building inspection process;
Strong communication skills, both oral and written;
Strong organizational skills;
Must be detailed oriented, self-motivated and willing to take the initiative to get things done;
Ability to work cross-functionally with diverse work groups;
Ability to work independently;
Ability to be flexible with multiple priorities and demands;
Willingness to constantly learn and question convention;
Intermediate Outlook, MS Word and Excel skills;
