Project Manager, Regional Services

Archstone-Smith is one of the nation's leading owners, operators, developers and acquirers of apartments in major metropolitan areas across the country. The Project Manager position manages general designers, contractors and/or subcontractors on various construction projects in order to insure timely completion and provides cost and quality control for projects.

Job Description


Works with the Vice President of Operations, Operations Manager, and Development Manager during the pre-construction phase of the project to bid and award design contracts.
Advises Operations and Development on the selection of design consultants.
Occasionally assists Operations with due diligence efforts for acquisitions including site assessment and cost estimating.
Advises design team, Vice President of Operations, Operations Manager, and Development Manager of cost implications and constructability issues as design work progresses. Provides value-engineering services when applicable.
Coordinates with Operations, Marketing, Development, and design team to incorporate all required items into the design.
Prepares Requests for Proposal, solicit and analyze bids for the project.
Participates in the negotiation and award of construction contracts.
Manages and directs contractor's construction activities as they relate to the Owner's requirements.
Reviews and approves contractor's monthly payment applications.
Reviews and approves change order requests.
Tracks, reviews and comments along with design team on the contractor's shop drawing submittals, requests for information and design clarifications.
Attends project progress meetings.
Solicits, analyzes and awards required testing and inspection contracts with third party consultants.
Reviews consultant's inspection and testing reports as work progresses.
Administrates project closeout requirements.




Requirements

Bachelor's degree (B.A.) from four-year college or university; or one to two years' related experience and/or training; or equivalent combination of education and experience.
Strong communication skills, both oral and written;
Strong organizational skills;
Must be detailed oriented, self-motivated and willing to take the initiative to get things done;
Ability to work cross-functionally with diverse work groups;
Ability to work independently;
Ability to be flexible with multiple priorities and demands;
Have a strong work ethic and willingness to go anywhere to solve a specific problem;
Basic Outlook, MS Word and Excel skills.
