Bluegreen is currently seeking a dynamic individual to work and
report to our Regional Director of Construction, Las Vegas, NV. The
Construction Project Manager will lead on less complex resort
projects or assist on more complex resort projects as needed. This
will include assistance in feasibility, due diligence and design and
direct responsibility for pre-construction, permitting, construction,
turnover, closeout and warranty maintenance. Position involves
either direct supervision of construction projects or management of
the same through Company personnel, general contractors, design
professionals and consultants. Primary responsibility is to bringing
all construction projects in on time and on budget and at a level of
quality consistent with or exceeding established Company standards.


Job Synopsis: Project Manager of Construction and Development


The PM provide's support and technical assistance in review of
new projects and projects in preconstruction phase of
development.
Actively participate in the preparation of initial project
design, cost estimates, preliminary budget and schedule.
Inspect buildings and projects to determine if work being
performed meets plans and specifications and the quality
objectives of the projects.
Take corrective action as warranted to insure budget, schedule
and quality targets are achieved.
Primary problem solver and handles conflict resolution on
project
Actively participate in the solicitation of bids and proposals
for site work and building construction, analyze and recommend
selection of contractors.
Assist in negotiation of contract terms and conditions
utilizing standard Company contract forms.
Monitor governmental permits and inspections and determine
what requirements must be met, by whom and when.
Ensure all necessary permits are in place in order to maintain
project schedule.
Attend and conduct weekly project meetings, produce meeting
minutes and action plans, follow up on same.
Maintain project records including all current plans, specs,
submittals, bulletins and change orders.
Assist in the requirements of other departments for
information and coordination of installation of capital
improvements, furniture and equipment.
Provide information to and support the needs of the legal
department relating to the project registration process;
communicate regularly with inventory management to ensure
project delivery schedules are maintained.
Actively participate in the packaging of construction work;
review and comment on all bidding and contract documents;
document all inconsistencies, omissions or overlaps.

Minimum Qualifications (skills, ability and knowledge)


Bachelors Degree or equivalent education and experience.
Thorough knowledge and understanding of development and
construction of resort properties and specific familiarity
with Company product standards and specifications.
Knowledge of budgeting and reporting processes.
Exceptional computer skills in Excel and Microsoft Project,
good working knowledge of Word, Access and other industry
related project management and scheduling software.
Ability to utilize Computer Assisted Design (CAD) software
Strong organizational skills.
Strong written and oral communication skills.
Detail and deadline oriented with excellent interpersonal
skills.
Ability to work independently as well as in a team environment.
