This fast paced commercial construction company is looking for project managers. Tenant improvements as well as new construction experience required. Tenant improvements included retail, medical, industrial & commercial projects all phases. Must have good people skills as well as a positive attitude!
REQUIREMENTS
Project Manager Requirements
Produce construction schedule, making note of potential lead time issue including permit time.
Set up a preconstruction meeting with superintendent and subcontractors.
Deliver copy of schedule to subcontractors at meeting and discuss the following:
Discuss jobsite rules & behavior expectations
Discuss schedule
Discuss daily clean-up and impact possible back-charge for lack of clean-up
Discuss communication flow regarding customer visits to the project, be polite but direct any construction issues to PM or Super
Discuss jobsite security, lock-up.
Make sure signage with emergency numbers are on site
Make sure staging is complete, port-a-jon, dumpster, etc.
Communicate with customer at the beginning and end of the week for a status report, also, any time that is necessary for critical information. (Twice a week would be a minimum)
Communicate with superintendent a minimum of once a day.
Jobsite visit a minimum of once a week.
Update schedule weekly and redistribute to subs, customer, superintendent
Review shop drawings, submittals, testing reports as required per project
Communicate with Architect for any discrepancies or needs
Initiate all change orders for project, both to customers and to subcontractors
Pre-punch the project with super prior to scheduling punch with customer/architect
Make sure close-out documents needed are being gathered during the course of the project, as-builts, manuals, etc.
Follow-up with customer after job completion to make sure they are satisfied with the project, quality, etc.
