After 30 years of transforming America’s Cities we are growing and expanding in our Baltimore location and we currently have an opening for a Facilities Director.

OVERALL PURPOSE This position is responsible for the overall operations of SBER’s commercial properties located in North and East Baltimore City, including but not limited to general and preventative property maintenance, HVAC/plumbing/electrical maintenance and repair, construction coordination, housekeeping, landscaping, and other contracted services.

ESSENTIAL FUNCTIONS FOR FACILITIES DIRECTOR

Establish and operate an effective general and preventative maintenance program
Pro-actively manage the maintenance, repair, and enhancement of all physical assets and equipment resulting in clean, well maintained safe properties which operate in a cost efficient, productive and responsible manner
Timely and appropriate resolution of daily equipment and general building problems and requests for corrective work.
Maximize current technology to ensure the most advantageous and fiscally responsible operation of the properties
Oversee and monitor purchase of supplies and equipment for the properties to ensure quality, price competitiveness and timely deliveries
Oversee and direct implementation of all Risk Management policies and procedures
Establish emergency procedures and develop/maintain emergency procedures manual
Maintain appropriate, accurate equipment logs.
Assign and supervise duties to be performed by staff.
Manage contracts with outside service providers for maintenance and operational services, including preparation of appropriate specifications, materials, procedures, workmanship and cost control.
Make regular property inspections and implement appropriate and timely correction of problems identified.
Establish and maintain appropriate training, coaching, and education of the facilities staff. Foster an environment that promotes personal development and strong teamwork
Oversee record retention/archiving of base construction documents, tenant construction documents, major projects, contracts, building services contractors and the preventive maintenance programs for the properties
Assist marketing with promotional events
Administer all State and Federal required reports and safety documentation
Assist in the development and implementation of “green” initiatives for properties
Direct and maintain energy management programs for properties
Assist in budget preparation for capital, maintenance and operating expenditures.
REQUIREMENTS


MINIMUM SKILLS AND QUALIFICATIONS FOR FACILITIES DIRECTOR

Bachelor’s degree with a concentration in engineering preferred
Strong communication, tenant relations and leadership skills.
Excellent oral and written communication skills
Good analytical skills
Minimum 7 – 10 years related supervisory experience.
Thorough knowledge of building mechanical system operations, HVAC, construction practices, preventative maintenance, electrical, plumbing, carpentry, landscaping and housekeeping.
Must have the ability to communicate effectively, supervise, train, and direct staff
Computer skills in Microsoft Word, Excel, and Outlook Experience creating and implementing preventative maintenance and energy management programs
