Director of Pre-Construction Services

One of the largest general contractors in the Southeast, providing Pre-construction, Construction, Program Management and Design/Build services to the following markets: Condominium, Manufacturing, Office, Senior Living, Automotive, Industrial, Medical/Biomedical, Retail, Interiors, Warehouse/Distribution and Country Club/Resorts has confidentially retained our firm to identify an experienced Director of Pre-construction Services.
REQUIREMENTS
The position requires intimate familiarity with the entire construction process. Person must communicate well at all levels and across disciplines. DUTIES: Site Analysis, Cost Analysis and Program Scheduling. Project Planning • Develop preliminary critical path schedule for entire program • Review conceptual designs/outline specifications • Identify potential problem areas/recommend improvements • Recommend for purchase/expedite procurement of long-lead items • Advise on construction materials/building systems/equipment • Provide a preliminary construction budget • Provide detailed site analysis to ensure optimum value is received Cost Analysis • Work with Owner/Architect/Engineers to evaluate project costs • Suggest alternate methods, materials, systems to ensure optimum value received at lowest cost • Continuously revise and update preliminary construction budget as design proceeds • Monitor program schedule to ensure project milestones are being met • Develop and refine detailed construction schedule to facilitate expedient bidding of sub trades and implementation of construction • Review plans and specifications to ensure accuracy • At completion of design development stage approach previously established vendors/suppliers/subcontractors for quotations to confirm project cost • Review and evaluate proposals from various trades This position will supervise three Senior Estimators and reports the Vice President.
