Major Responsibilities Responsible for design & planning of leasehold projects including labs, offices & manufacturing areas. Responsible for construction management of leasehold projects. Prepares plans in compliance with all applied life safety codes. Conducts meetings and/or interviews with department managers and other employees to provide and gather information regarding space design and utilization. Responsibilities include verbal and written communication to ensure proper documentation. Managing activities of consultants & contractors to complete design & construction efforts of leasehold projects that meet schedule and budget. Works with the user representatives to update the CAFM database and to ensure occupancy data is accurate for effective space utilization and reporting. Working with outside vendors, IT, Maintenance, Security, and Finance to deliver projects on schedule and within budget. Requires previous expertise in project management as a team leader.
REQUIREMENTS
Skills/Knowledge Minimum 10 years of working experience as a senior project manager or designer in biotech industry. Experience in managing design & construction activities as well as service providers to complete leasehold projects. Requiring the completion of a BS in Architectural Design or Construction Management. Ability to design labs and complex facilities using AutoCad applications. Ability to manage multiple projects by establishing priorities and local project teams. Ability to solicit proposals from vendors and analyze bids to obtain the best value for the projects. Ability to communicate effectively with all levels of employees and external contacts to provide solutions to space and service needs. Ability to write reports, policies and procedures, and correspondence both internal and external to the company. Requiring in-depth knowledge of Uniform Building Code, Uniform Fire Code and OSHA regulations. Requiring knowledge of building infrastructure such as HVAC, process piping and electrical systems. Requiring common knowledge of hazardous conditions and chemicals used in the facilities. Requiring knowledge of general construction procedures of RFPs, RFIs, POs, invoices, scope changes, bids, close-out packages, lien release and conditions. Requiring knowledge of lab equipment and furniture systems as well as installation methods. Requiring knowledge of office modular furniture systems and ergonomic solutions. Proficient in AutoCAD, CAFM (Centerstone), Microsoft Office (Word, Excel, and PowerPoint) software applications. Ability to read, analyze, and interpret contracts, legal documents, blueprints and specifications of construction documents and schematics.
