Construction Manager - Redmond, WA

Construction Manager for resort construction including pre-construction assistance, permitting, construction, turnover, closeout and warranty maintenance. May also assist on multiple resorts, sales facilities and welcome centers. If based in the Orlando office, some travel will be required.



Assist Development Team during pre-construction project activities including:

- Participation in development of project plan, schedule and budget; provide monthly updates as needed

- Assist with the development of construction contract.

- Monitor and review construction documents for constructability.

- Plan for coordination of scheduling for off- and on-site activities of owner furnished items.

- Assure completeness of Contractor's processes for meetings, submittals, RFIs and accounting practices..

- Coordinate expected site control with Contractor (visitations, safety, security, etc)

- Communicate project phasing requirements and coordinate their detailed implementation with Contractor

Direct responsibility for:

- Insure compliance with all contract requirements.

- Permitting process

- Coordinate submittal process with Contractor and Architect/designer; monitor submittal log for timely responses by Contractor and Architect/designer

- Assure appropriate RFI responses by Architect and answer those for owner-related issues.

- Issue construction change directives and manage the Change Order process.

- Review Contractor's pay applications for accuracy and conformance to contract requirements.

- Update construction schedule monthly or more frequently as deemed necessary

- Verify compliance with Client product standards.

- Establish hardware keying schedule and verify function with property management group; relate to contractor in timely function

- Coordinate and ensure timely delivery and / or installation of all Company furnished items.

- Communicate FFE load needs and timing; insure readiness of site and buildings for load.

- Manage the timely, orderly and complete turnover of the project to the property management group

- Monitor requests during the warranty period and assist the property management group as necessary; conduct the end-of-warranty inspection.
REQUIREMENTS




Minimum Qualifications Required - BS / BA degree in construction management, engineering, architecture or related field. Minimum of 5 years experience in the construction industry. Must be able to use Excel and Micro Soft Office Suite including MS Project.



Preferred Qualifications - Professional degree in construction management, engineering or architecture. Ten years progressive responsibility and experience with a national contractor. Able to use Primavera and or other project management software.
